Fieldston feels more like a wooded suburb than a corner of the northwest Bronx. The private residential community is known for its winding, tree-shaded streets and large early-20th-century homes, many of which are part of the Fieldston Historic District. Its quiet setting, historic architecture, highly rated private schools and access to Van Cortlandt Park draw buyers looking for more breathing room within the city. You won’t find shops or restaurants within Fieldston, but you’re close to public transit and businesses in Riverdale and along Broadway in Kingsbridge.

Early 20th-century homes in the Fieldston Historic District
The neighborhood features early 20th-century single-family homes in Tudor Revival, Colonial Revival, Craftsman and Mediterranean Revival styles. Many are within the Fieldston Historic District, where exterior renovations and certain landscape changes require approval from the New York City Landmarks Preservation Commission. Just outside the district, Villanova Heights is a small enclave of high-end estates built in recent decades. “It’s a beautiful collection of large, early-20th-century, single-family homes. They’re all landmarked within the historic district,” says Ari Susswein, a licensed real estate agent with Douglas Elliman who specializes in the Riverdale and Fieldston areas.
Fieldston’s stately homes rarely come on the market and have a median sale price of around $2.2 million. Listings generally range from the lower $1 millions to more than $4 million. Because the neighborhood is privately maintained, homeowners pay annual dues to the Fieldston Property Owners’ Association for street maintenance and security. Fees are based on street frontage and typically run from $2,000 to $4,000. Prewar and postwar co-ops around the historic district offer a lower-priced alternative, usually from the upper $100,000s to the lower $400,000s.

How residents commute from Fieldston to Manhattan
While Fieldston feels secluded, it’s still connected to the rest of New York City. The 1 train at Van Cortlandt Park-242nd Street travels down Manhattan ’s West Side, while express buses offer direct service to Midtown and Lower Manhattan. Metro-North trains from the nearby Riverdale station get you to Grand Central Terminal in roughly 30 minutes. Having a car makes it easier to run errands and commute outside the city, with the Henry Hudson Parkway and Major Deegan Expressway close by.
Highly rated private and public schools in Fieldston
Three of the city’s best-known private schools are in Fieldston: Horace Mann School, Ethical Culture Fieldston School and Riverdale Country School. All three earn A-plus ratings from Niche and serve students from prekindergarten through 12th grade. For public school, Fieldston is part of Community School District 10. Elementary school students are zoned for P.S. 81 Robert J. Christen, which earns an A-minus rating from Niche. Manhattan University sits along Fieldston’s southern edge, but the surrounding streets feel more residential than collegiate.

Van Cortlandt Park is Fieldston’s main destination for outdoor recreation. Just across Broadway, the park covers more than 1,000 acres and has wooded hiking trails, athletic fields, tennis courts, playgrounds, an outdoor pool and the country’s first public golf course. You can fish in Van Cortlandt Lake or visit the Van Cortlandt House Museum for a look at 18th-century history. Delafield Pond offers a quieter escape within Fieldston, with a small, tree-shaded pond and benches. Brust Park is another neighborhood option, with a playground and paved paths near Manhattan University. You’ll find more outdoor spaces in Riverdale, including Riverdale Park and Wave Hill.
Fieldston is close to shopping and dining along Broadway
Fieldston is mostly residential, but shops and restaurants are close by along Broadway, as well as on Riverdale and Johnson avenues. You can run errands at Stop & Shop, Garden Gourmet Market and Riverdale Crossing, where you'll find BJ’s Wholesale Club, Petco and several casual dining options.
