In contrast to the neighboring Arthur Avenue, which draws New Yorkers from all boroughs with its abundance of Italian restaurants, Fordham Heights remains a relatively overlooked neighborhood. With Fordham Road as its vibrant heart, the neighborhood is outfitted with Instagram-famous restaurants and cultural spots unique to The Bronx. It won’t be long before Fordham Heights is included on every New York City homebuyer’s search parameter. But for now, where else can buyers find a lot for sale south of 200th Street? What someone might pay for a brownstone in Brooklyn will buy land up in the Bronx, where someone could feasibly build a six-story retirement fund. Inquiring minds wonder, why do such opportunities exist in the Bronx? “The neighborhood’s been rezoned, and there’s a lot of new construction,” says William Beltran, a local broker with ten years of experience with Douglas Elliman. The median price range for condos in new construction buildings is $200,000 for a one-bedroom to $350,000 for a two-bedroom. Five-bedroom plus townhouses begin at $900,000. “Otherwise, a nice selection of multi-bedroom apartments can be found for sale under $500,000 in tall prewar co-ops and condos with handsome thick plaster walls and new windows – some with doormen, some without.”

Quirky local eateries, including Pugsley Pizza
Shopping and dining include chains and quirky local favorites sprinkled throughout, including Pugsley Pizza, an eclectic pizza parlor known for its chicken rolls and heart-shaped pizza and loved by Fordham students since the ’80s. 188 Bakery Cuchifritos is a decades-old Latin spot that remains a staple among the disappearing Puerto Rican and Dominican shops dedicated to crunchy fried chicharrónes, pernil and morcilla. The Bronx Night Market is a trendy spot at 1 Bronx Fordham Plaza, which offers local vendors on the last Saturday evening of the month. The Fordham Food Fest happens every fall on East Fordham Road on the southern border of the university. In a sign of the Bronx’s growing reputation as a great place to live and eat, famed downtown Mexican eatery Birria Landia just posted a food truck on the border of Fordham Heights, right next to the Fordham Road stop on the B/D subway line. For groceries, Western Beef, C-Town and Food Dynasty are solid local options within walking distance.

Public schools with B ratings, including P.S.9 Ryer Avenue Elementary School
P.S.9 Ryer Avenue Elementary School, rated B on Niche, educates pre-K through 5th grade students and is known for its elaborate, well-respected music program of jazz, blues and Latin and Afro-Caribbean rhythms. The Angelo Patri Middle School is a B-rated institution known for its beloved school clubs, including debate team, chess club, and theater society. Neighborhood playgrounds and the Bronx Park
Best known as the home of the Bronx Zoo and New York Botanical Gardens, Bronx Park is the habitat of some of the borough’s most ecologically diverse plant and animal life. The park comprises a two-mile stretch of the Bronx River made up of a red maple hardwood swamp and floodplain forest along the riverbanks. The 718-acre green space comprises multiple playgrounds, bike trails, basketball and tennis courts, baseball diamonds, and football and soccer fields. Two major subway stations, both called Fordham Rd
