A blend of Manhattan and the Bronx

With a history of shifting topography and identity, the compact neighborhood of Marble Hill is named for the slopes and dolomite marble-rich soil on which it was built. Today, the neighborhood is connected to the Bronx, but that wasn’t always the case. “It’s technically part of Manhattan County because it wasn’t always physically connected to the Bronx. It was physically connected to the island of Manhattan,” says Compass agent Geoffrey Weiss, at Compass who specializes in Bronx and Upper Manhattan real estate. Buyers are drawn here by competitively-priced homes that often inspire bidding wars, as well as the proximity of the island of Manhattan to the south and, for some, the tony schools in Riverdale to the north.

Lower-priced Victorians and condos

Homes in Marble Hill include low- or mid-rise apartment and condominium complexes and detached single-families. Located on the neighborhood's west side, houses are mostly Victorians, with a few Italianate-style buildings mixed in. Detached homes list for about $800,000 to $1.2 million. Across the Major Deegan Expressway, the east side is predominantly occupied by the Marble Hill Houses, a complex of 11 low-income rental buildings. Co-ops can be found for less, starting at around $150,000 for a one-bedroom. Overall, inventory is scarce due to the area’s small size.

A neighborhood spot and a pool, skate park and lake to the north

Marble Hill Playground is home to climbing structures and a splash pad, as well as an athletic field and basketball and handball courts. Just two miles north, the third-largest park in the city, Van Cortlandt Park is rich in facilities including a swimming pool, skate park, horse stables, courts for basketball, tennis and pickleball and a nature center. The park contains the first public golf course in the nation, the oldest house in the Bronx and the borough’s biggest freshwater lake. In recent years, the city has invested millions of dollars to upgrade the park’s infrastructure and recreational spaces.

Diverse public and prestigious private schools

While officially part of Manhattan, Marble Hill is located in Riverdale’s Public School District 10. P.S. 37 Multiple Intelligence School enrolls kindergarten through 8th grade students and strives to integrate art into lessons. It receives a C plus grade from Niche. Marble Hill High School for International Studies’ diverse student body represents more than 45 countries across the world and is rated A-minus. Marble Hill’s proximity to Riverdale also means it’s close to the prestigious, nationally ranked private schools Horace Mann School, Riverdale Country School and Ethical Culture Fieldston School.

Two trains, one fast, one less-so

The local 1 train can be caught at Marble Hill’s southern border, with travel to Midtown Manhattan taking about 45 minutes. The Hudson Line of the Metro-North Train also serves Marble Hill; it delivers passengers to Grand Central in a quick 25 minutes. Travel by car via the Henry Hudson Parkway is about 30 minutes.

An outdoor mall and a central supermarket

The Shops at Marble Hill provide several major retailers like Target, Marshalls, and Foot Locker. Taqueria Sinaloense serves authentic and affordable Mexican food, and Arturo’s Pizza sells New York-style pies. A C-Town Supermarket on Broadway is centrally located.

I live in the NYCHA development (Bailey Houses) two blocks away from the Marble Hill NYCHA development. This neighborhood is close to a lot of great delis and superstores like Target and Marshall's. It hasn't been gentrified yet but it is safer than most neighborhoods with NYCHA developments. I love this neighborhood but I can't see myself living here forever.
