A small southern Bronx neighborhood with a rich history
Usually, a history lesson would be saved for a footnote section, but the neighborhood of Morrisania is an exception due to the significance of its name, which merits an explanation. As the story goes, Lewis Morris was a powerful political broker in the 17th century, a signer of the Declaration of Independence and a land baron from what was then rural upstate New York. Had the Morris family’s wishes been realized, New Yorkers would be referring to the Bronx as Morrisania today. Yet, only a tiny part of a neighborhood in the borough’s southern part carries the family’s legacy. In the Morrisania of today, no signs are hinting at its initial existence as a rural farmland. However, it doesn’t require much imagination to envision the appearance of some blocks from over a hundred years ago.

When residents take a leisurely walk down Clay Avenue, they’ll be greeted by approximately thirty mid to late 19th-century neo-Renaissance townhouses with barrel-fronted facades crafted from brick and stone. These architectural marvels feature tall stoops with iron railings embellished with keystone arch ornamentation around their doorways and windows. This block has been recognized for its historical significance and is now known as The Clay Avenue Historic District. Prospective buyers should be prepared to invest upwards of $1 million for a multi-family dwelling. Conversely, most condominium and cooperative housing residents find themselves in Art Deco-, Streamline Moderne- or Beaux Arts-style studio apartments. These homes are typically housed in buildings adorned with wrought iron fire escape ladders adorning their facades. Real estate prices in the neighborhood vary widely. On the lower end of the spectrum, buyers might find a one-bedroom fixer-upper in a modest pre-war property with a live-in superintendent starting at $80,000. On the higher end, a five-bedroom apartment in a pre-war brick townhouse could cost nearly $800,000. Next door to one of the largest parks in NYC, Crotona Park
While it's nice to have a few small parks and playgrounds throughout the community, Morrisania is just a few blocks south of one of the largest neighborhood parks in the South Bronx. Morrisania boasts a high walkability score with Food Universe, SuperFresh, CTown, and Food Bazaar grocery stores conveniently located just a few blocks from the neighborhood’s heart. While the area is more populated with fast food outlets than high-end restaurants, the Prospect Coffee Shop offers a taste of home with its breakfast and lunch menus. Morrisania is serviced by the Metro-North Railroad at the Melrose station on Park Avenue. The train transports residents to Grand Central Terminal in about 20 minutes. There are two subway lines a few blocks away. The 2 and 5 trains run on Southern Boulevard, with a station at Freeman Street. The B and D lines run on Grand Concourse, stopping at 167th Street. Morrisania is known as a very poor neighborhood in the United States. There is poor sanitation and high crime rates. A prominent crime here is drug dealing which takes place in public housing buildings.
