Historic row houses and commuter access to Manhattan
A small neighborhood in the Bronx, named for its slight elevation, Mount Hope sits north of the Cross Bronx Expressway and southwest of Fordham University. “Since 2012, I’ve seen a change in the neighborhood in terms of desirability,” says Peter Segalla, an Associate Real Estate Broker with Houlihan Lawrence who has been selling in the neighborhood for over a decade. “It’s the proximity to Manhattan, number one.” Distinctive for its prewar art deco buildings along the Grand Concourse and historic row houses along Morris Avenue, the neighborhood appeals to Manhattan commuters longing for more space.

Multifamily brownstones and co-ops in Mount Hope
The neighborhood is composed of mostly low-rise buildings under six stories, and many are devoted to rentals. Morris Avenue features a designated historic district, populated with barrel-fronted brick row houses built in the early 1900s. A two-bedroom in a Mount Hope-area co-op may list between $260,000 to $350,000, and co-op owners can expect to pay an additional $1,000 to $1,500 in monthly HOA fees. Turn-of-the-century bow-front brownstones with multiple units generally cost between $1 to $1.8 million. “The Bronx is what Brooklyn was 50 years ago. Any buyer coming into the Bronx now is getting in on the ground floor,” Segalla says, “Stores, restaurants, that will come.” The overall CAP Index crime score for Mount Hope is 5 out of 10, slightly above the national average of 4, though violent crimes rank higher.
