Pelham Gardens is a residential neighborhood in the northeast Bronx that feels removed from busier parts of New York. Tree-lined blocks feature a mix of single-family and multifamily homes, which contributes to the community’s almost suburban atmosphere. But you’re still close to the subway and major retail destinations like The Mall at Bay Plaza. Pelham Parkway also connects the neighborhood to Bronx Park and Pelham Bay Park, two of the borough’s largest green spaces. That balance makes Pelham Gardens a popular choice for buyers who want a quieter home base with access to transit, shopping and green space.
Single-family and multifamily homes offer a suburban feel
The homes are a big part of Pelham Gardens’ residential charm. Detached and semi-detached single-family homes are the most common options, with two- and three-family properties mixed in. Many are brick colonial styles, but you’ll also see Tudor Revivals and Cape Cods. Driveways, garages, backyards and basements are more common here than in many city neighborhoods. “Even though it’s the Bronx, it feels more like a suburb,” says Joe Cosentino, a real estate broker and leader of The Cosentino Team at Morris Park Realty Group. “Pelham Gardens is a residential neighborhood with a longstanding community that is pretty centrally located.”
Single-family homes generally sell from the upper $500,000s to the upper $900,000s. Multifamily properties tend to range from the mid-$800,000s to the low $1 millions. “Properties with mother-daughter setups attract buyers looking to renovate basements, either to rent out or use as in-law suites,” says Steven Padernacht, a Bronx native and real estate broker with The Padernacht Real Estate Team at Keller Williams Realty NYC Group. Cosentino notes that listings can move quickly, sometimes attracting several offers within a week. The median sale price falls in the lower $700,000s, slightly below Morris Park's but well above Allerton ’s, where co-ops make up a larger share of the market.

Living near major highways and transit links to Manhattan
Pelham Gardens is transit-friendly, though many commuters drive because several major roadways are close by. “The Pelham Parkway is close by, and you have big employers like Jacobi Medical Center,” Cosentino says. In addition to Pelham Parkway, you’re close to Interstate 95, the Hutchinson River Parkway and the Bronx River Parkway.
For public transit, the 5 train runs along the neighborhood’s western edge. From Pelham Parkway station, it’s about a 40-minute subway ride to Midtown and roughly an hour to Lower Manhattan. Local buses connect residents to subway stations and other parts of the Bronx, while the BxM10 express bus offers another way to reach Midtown.

Pelham Gardens has public and private school options
Community School District 11 serves Pelham Gardens. Public schools in the neighborhood include P.S. 97 Bronx, Pelham Gardens Middle School and J.H.S. 144 Michelangelo. Older students can apply to nearby Harry S. Truman High School, which has a B rating from Niche and offers career-oriented academies in fields such as culinary arts and business entrepreneurship. Private options include St. Catharine Academy, an all-girls Catholic school with a B-plus rating from Niche.
