Port Morris
Urban Core Neighborhood in Bronx, New York
Bronx County 10454, 10455
Moderately affordable prices, with a very limited inventory of properties
“Before the pandemic, it was very popular,” says Beltran, “but there aren’t that many residential sales at the moment.” This seemingly temporary lag has led to low prices for the slatted Italianate and Greek Revival row houses that line residential blocks and sit idly between factories and warehouses. A three-bedroom attached row house with original prewar details can be found for under $500,000. Remember, this neighborhood is only two-thirds of a mile from Manhattan.Nearby greenspaces at a commutable distance, including Randall’s Island
Despite its waterfront location, there aren’t any official green spaces in Port Morris. Meanwhile, while it is possible to walk one mile to Randall’s Island via the Robert F. Kennedy Bridge, it isn’t something people would consider doing regularly. However, The New York City Mayor’s Office recently announced plans for a walking and biking greenway that will run right through the South Bronx, connecting Van Cortlandt Park with Randall’s Island.Public schools with enriching after-school activities, including Hostos-Lincoln Academy of Science
Hostos-Lincoln Academy of Science, a Niche standout school with a B rating, is a public Middle and High School with extensive college counseling and numerous after-school activities that provide academic and social growth: a literary magazine, newspaper, science research group, basketball, dance and drama. For the young ins, pre-K through 5th-grade elementary school, P.S. 48 Joseph R. Drake has a C rating with a rigorous music program and offers a separate dual language program.Waste management and commercial development along the waterfront
Numerous waste management facilities along the waterfront are situated in a 96-acre site that has deteriorated through many decades of industrial use. These facilities are located in what used to be the Harlem River Yards, the headquarters of the Harlem River and Port Chester Railroad (HR&PC). A small portion of this site has retained its intermodal rail use limited to solid waste disposal. Nowadays, some call it a burgeoning commercial development, comprising New York Post printing facilities, The Bronx Brewery and a FedEx distribution center.Several stops on the 6 train, including Cypress Avenue Station
Residents, young and old, will have to walk several blocks to Mott Haven, the next-door neighborhood, to a handful of stops on the 6th train along 138th Street, including the main drag, Cypress Avenue Station. If time isn’t the essence, the 278 expressway cuts through Port Morris and the Willis Avenue Bridge, offering a walking path across the Harlem River toward Manhattan. Plus, Citi-Bike recently put four new bike stations in the neighborhood.Limited restaurants with a few local gems, including Chocobar Cortés
The neighborhood isn’t exactly known for its restaurants and shops because of limited options. Of those that exist, they are standout gems known to locals and the greater community of New York City’s five boroughs. Chocobar Cortés, a 92-year-old family-owned chocolate maker from Puerto Rico, serves chocolate in pleasantly surprising and often innovative ways. French-Mexican eatery Maisonetta serves up tacos and cocktails alongside creative seafood and meat entrees. Visitors come from around the city to try Pittorro at Port Morris Distillery and craft beer at Bronx Brewery. For groceries, residents must cross under the Major Deegan Expressway and walk to the next neighborhood over, Mott Haven. There, locals can find Shop Fair. Otherwise, more grocers are a few stops away on the 6 train, including Costco, Fairway or Target in East Harlem.Crime rates higher than the national average crime and safety
Port Morris has nearly double the national average for crime and safety. With a score between 1 being the lowest crime and 10 being the highest, this neighborhood averaged a 6, two points above the national average of 4.
