Schuylerville is a residential pocket of the East Bronx near Pelham Bay and the Throggs Neck peninsula. It features quiet, tree-lined streets and a mix of single-family and multifamily homes for buyers seeking a more suburban setting within New York City. Subway stations, bus routes and highways connect commuters to Manhattan, while neighborhood parks, waterfront green spaces and local businesses give you more to explore close to home.
Buyers will find rowhouses, semi-attached properties and fully detached colonials. Two-family homes are common, and features like finished basements, private driveways and garages are easier to find than in denser city neighborhoods. Single-family homes generally sell from the lower $600,000s to the mid-$800,000s, while multifamily properties range from the lower $600,000s to around $1.2 million. The neighborhood also has a prewar co-op building with units in the $100,000s.
Schuylerville’s median sale price is in the lower $700,000s, close to nearby Country Club and Throgs Neck-Edgewater Park, but well above the boroughwide median. “It used to be a secret. But as people got priced out of other boroughs, they started to find out about our area, and it became really hot,” says Vincent Ferrante, a Schuylerville native and Realtor with the Ferrante Realty Team at Keller Williams Realty. While buyers can find more space here, they remain closer to Manhattan than they would be in Westchester County suburbs. Ferrante points to property taxes as another difference. “If you buy a house for $800,000 in the Bronx, your taxes could be $4,000 a year. Whereas in Westchester, they could be $10,000 for the same size house,” he says.
The 6 train serves Schuylerville from the nearby Middletown Road, Buhre Avenue and Pelham Bay Park stations, with trips to Midtown taking roughly 45 minutes. Several local bus routes pass through the neighborhood, while the Q50 connects to Express bus service provides another option for commutes to Manhattan. For drivers, the Hutchinson River Parkway and Bruckner Expressway run along either side of Schuylerville.
Outdoor recreation ranges from small neighborhood parks to expansive waterfront areas. Bufano Park is a local favorite with basketball and handball courts, a roller hockey rink, a playground and spray showers for summer. You’re also close to Pelham Bay Park, the city’s largest public park, where you’ll find hiking trails, two golf courses and Orchard Beach, the Bronx’s only public beach.
The Hutchinson River Greenway provides a paved route for walking and biking toward the Mosholu-Pelham Greenway and Pelham Bay Park. Nearby Ferry Point Park has waterfront paths, playing fields, sports courts and views of the Whitestone and Throgs Neck bridges. From the park, the NYC Ferry connects you to the Upper East Side, Midtown and Lower Manhattan.
Schuylerville is primarily residential, but Crosby Avenue and East Tremont Avenue have a mix of restaurants, markets and everyday services. Neighborhood dining options include:
Highly rated public and private schools are close to Schuylerville. Local options include P.S. 14 Senator John Calandra School and P.S. 71 Rose E. Scala School, both of which earn B ratings from Niche. Herbert H. Lehman High School, Renaissance High School for Musical Theater and the Arts, and Schuylerville Preparatory High School share a campus along East Tremont Avenue, and all three earn B-plus ratings. Villa Maria Academy in nearby Country Club serves prekindergarten through eighth grade and earns an A rating.
