University Heights is a western Bronx community primarily defined by the presence of City University of New York’s Bronx Community College (BCC). The historical campus, once owned by NYU, contains 34 buildings across 45 -acres, making it one of the largest in the university system. Situated near the Harlem River, the neighborhood abuts Morris Heights to the south and Fordham Heights to the east. The majority of locals rent apartments, but there are some co-ops and single-family homes on the market. “There are a smattering of housing types. It’s mostly rentals and some single- and two-family houses. There aren’t as many co-ops in University Heights, but the houses are large,” says Maria Capotorto, a licensed real estate broker with Douglas Elliman. The neighborhood’s architectural masterpiece is certainly BCC’s landmarked Gould Memorial Library, which was designed in the neoclassical style by Stanford White of the renowned firm McKim, Mead & White. The college’s library and grand rotunda rest on a bluff overlooking the river, and residents can admire the handsome campus from their pre-war walk-up apartments and detached houses at the foot of the campus’s hill.

Some riverfront greenspaces with walking paths and playgrounds
When residents want a little greenery, University Woods Park—a steep, tree-filled park—contains walking paths overlooking the Harlem River. There’s also Devoe Park on West 188th Street where locals can access basketball courts and playgrounds. Farther south along the river, Roberto Clemente State Park’s promenade, large pool and playgrounds are popular during the summer months, And for history lovers, Aqueduct Walk is a narrow, linear walkway that runs on top of the Old Croton Aqueduct, which dates back to the mid-19th century.

Very limited housing stock, but co-ops are accessibly priced
The housing market in University Heights is fairly limited, especially given that most residents rent an apartment. Still, buyers can find some early- to mid-20th century single- and multifamily homes, including Cape Cod, Victorian, and brick-clad colonial styles, that occasionally come on the market. Prices for single-family homes typically range between $488,000 and $650,000, although most are in need of renovations. Multifamilies range from $525,000 to $750,000. Residential buildings consist of mostly low-to-mid-rise brick co-ops, ranging from $165,000 to $190,000. Co-ops in postwar, high-rise buildings, especially surrounding Fordham Hill Oval, go for roughly the same prices. Buyers may also find three-bedroom townhouses with backyard spaces priced in the mid-$500,000s.

Spanish-style cuisine and local shops
Restaurants are primarily found along Jerome Avenue, although many local, mom-and-pop spots are dotted throughout the neighborhood. Several homestyle Dominican eateries, like Liberato and Campesino Dominicano, serve the neighborhood, as well as Mexican cuisine at Estrella Mexicana Restaurant and DJ & C Reyna restaurant. For a night of dinner and dancing with a live DJ, locals head to Salsa Con Fuego which serves up dishes like braised short rib, coconut shrimp and oxtail. On Sundays, they have a popular brunch with an all-you-can-eat buffet and unlimited mimosas. And for home-cooked meals, locals head to one of several grocery stores clustered near Jerome Avenue and 183rd Street, including Bronx Marketplace.

Express and local subway lines serve the neighborhood
Conveniently located near the express 4 train at Burnside Avenue, commuters can get to Midtown Manhattan in roughly 30 minutes. There are also the B and D trains at the 182-183 Street station, or the Metro-North Hudson line at the University Heights station.

C-rated public schools with three colleges nearby
Three colleges surround the neighborhood, including Lehman College to the north and Fordham University to the east. But for younger students, public school district 10 serves the area with several options. Elementary schools include P.S. 226, which receives a C-plus rating from Niche, and Creston Academy is a B-minus-rated middle school. High schoolers can attend the C-plus-rated Claremont International High School, which receives high marks for its diversity and sense of community.
The Charter High School for Law and Social Justice serves students in University Heights.

Even though there is a college nearby, as well as a church, crime rates have risen over the years tremendously. I have even witnessed a man getting shot and their family waiting a while for the ambulance to show up.

The area I live in is getting better day by day, the people that live here are extremely nice and do not go a day without saying hello and goodbye. In the future I see my area growing together and everybody getting along and not have any gun violence or people fighting every night and every day.
