Woodstock
Condos and blocks of single-family homes in a rental-heavy neighborhood
Woodstock’s residential blocks are characterized by the mix of tall apartment buildings and shorter, near treetop-level walk-ups and single-family homes popular through much of the Bronx. Higher-density developments are most common, offering condos that sell for $325,000 to $360,000. Some streets are lined with rowhouses and semi-detached homes that offer private front yard parking spaces and sell for $600,000 to $700,000. Entire duplexes and other multi-family complexes are marketed to investors for closer to $1 million, give or take $200,000, depending on their condition and number of units. Most Woodstock residents rent rather than own their homes. Sidewalks line blocks throughout the neighborhood, whether they’re dominated by rowhomes set behind fences or midrise multifamily homes, as do street-parked cars.Shopping and dining in Woodstock and on Third Avenue
Commercial districts line busy roads that cut around and through Woodstock. Along Prospect Avenue, shoppers can stop into Western Beef Supermarket or smaller specialty stores like Pet Resources and Longwood Fish Market. Small, casual eateries like Johnson Bar-B-Q and Seis Vecinos specialize in cuisines from soul food to Latin American around the neighborhood. Third Avenue is a block or so west of Woodstock, a major commercial artery for the South Bronx, anchored by retailers like ALDI and Marshalls. Several churches hold services throughout Woodstock, including Saints Anselm and Roch Roman Catholic Church, a stunning community landmark of more than a century which offers English and Spanish masses.Spending weekends enjoying Puerto Rican cuisine with La Piraña
There’s an unofficial block party on weekend afternoons through the warmer months at the corner of East 152nd Street and Wales Avenue, often heard and smelled before it’s seen. People queueing outside the unassuming trailer that is La Piraña Lechonera gladly endure the hourlong wait, enjoying the scent of slow-roasting pork, listening to salsa music blaring from speakers and talking to neighbors also eager for a taste of authentic Puerto Rican cuisine. Though the trailer and its machete-wielding owner have enjoyed a cult following for decades, its recent ranking among the top 10 restaurants in New York City by The New York Times has also propelled it to social media stardom. The food, combined with the spectacle of La Piraña himself, hacking into whole roasted pigs and chatting with strangers like old friends while downing a Heineken, make it easy to understand why trend-following foodies and neighborhood regulars come back for more.Public schools in geographic districts 7 and 8 plus plenty of nearby charters
The majority of Woodstock falls into the New York City Geographic District #7. Kids might attend prekindergarten through fifth grade at PS 157 Grove Hill, which earns a C from Niche, before attending sixth through 12th grades at the B-minus rated Hostos-Lincoln Academy of Science, known for its early college program. A small eastern section of Woodstock is served by New York City Geographic District #8 schools. “There’s a huge number of charter schools in the area, we’ve seen an influx of them,” Holmes notes. Within Woodstock, students can attend University Prep Charter High School, which earns an A-minus and was named the best charter high school in the state by Niche in 2025.Community parks, library classes and spending a day at St. Mary’s
Small pocket parks are scattered around Woodstock, some full of playground equipment and basketball courts like the Grove Hill and Captain Riviera playgrounds, while others are gathering points for neighbors with green thumbs like the El Flamboyan and Eagle Slope community gardens. The Woodstock Library is one of the few modern-day reminders of the village-turned-neighborhood's name, and it’s a hub for quietly browsing books, using the public computers or attending more social events like teen art workshops and adult dance classes. Just outside the neighborhood, larger Bronx destination parks offer a wider array of amenities. “St. Mary’s Park is a nice park, it’s got a swimming pool, tennis courts, a track, three playgrounds – everything you’d want,” Holmes says.Getting around the five boroughs through the MTA
Sidewalks throughout the neighborhood make it easy to get around without a car, as do networks of shared and designated bike lanes. Woodstock is well-connected to Metropolitan Transportation Authority routes, including buses that run along main roads like Westchester and Prospect avenues. Riders board the 2 and the 5 trains at both the Jackson Avenue and Prospect Avenue subway stations; the 6 passes by to the neighborhood’s southeast. The closest hospital is NYC Health + Hospitals/Lincoln, just about a mile away. Midtown Manhattan is about 8 miles away and LaGuardia Airport is around 6 miles from home.
