Driving the pine tree-lined streets of Drew Valley invokes a sense of time travel, hopping from past to present, as mid-20th century homes neighbor modern dwellings. Some of the community’s original 1950s homes built for General Motors plant workers are still standing, while others have been torn down and replaced with new construction. The resulting architecturally eclectic neighborhood in Brookhaven has become a desirable location for homebuyers also in part for its central location to cities. It is 11 miles north of downtown Atlanta, 4 miles east of Buckhead and 8 miles south of suburban areas. Coupled with its proximity to restaurants, highly rated schools, major highways and a train station, homes in Drew Valley don’t stay on the market long. Through the changes, a sense of community remains. Kevin Walkup, the Drew Valley Civic Association’s vice president, says favors like finding a dog sitter abound. “When you hear people from the South are welcoming, this is the epitome of probably the most welcoming neighborhood you can find inside the perimeter in Atlanta.”

Varied sizes and prices in architecturally diverse Drew Valley
Drew Valley’s diverse architecture includes older midcentury ranch styles and bungalows to newer Craftsman styles, Cape Cods and modern farmhouses. “Because we don’t have an HOA, we don’t really have any rules. You can build whatever you want,” Walkup says. Homes sell for $380,000 to $1.9 million, with an average of 30 days on the market. Properties have two to six bedrooms and 1,000 to 5,500 square feet, with prices largely dependent on size and proximity to Dresden Drive’s restaurants. “There’s really a mix. You might have a little older ranch,” says Melissa Cohen, a Realtor with Ansley Real Estate who has sold homes in the Atlanta area for 25 years. “And then there might be a house next door that’s a million and a half dollars.” Townhouses with two to four bedrooms sell for $505,000 to $725,000. The diverse market appeals to new families and empty nesters, says Madalyn Suits, a seasoned Realtor and CEO of The Suits Team, Keller Williams Realty.

Restaurants within reach by foot or golf cart along Dresden Road
Restaurants line a stretch of Dresden Road just outside Drew Valley with options including tacos and margaritas at Verde Taqueria, 42 beers on tap at The Beer Growler, casual dining at The Porterhouse Grill & Pub and Italian at Valenza Restaurant. Although close enough to walk to, some residents opt for golf carts to get around, which Walkup says are a common sight. Just over a mile away, Arnette’s Chop Shop is a favorite local high-end steakhouse. Lennox Square, Phipps Plaza and Buckhead Station are malls within 5 miles. Multiple grocery options are within 2 miles, including Savi Provisions, Publix, Kroger and Aldi. The Brookhaven Farmers Market operates April through November a mile away.

Brookhaven Porchfest and Yard Olympics boost neighborhood camaraderie
Bands perform on front porches and lawns for the Brookhaven Porchfest in the summer, drawing thousands from Drew Valley and beyond. “It’s a great way for everybody in the neighborhood to come get to know their neighbors and meet new people. It’s a great reason for us to get together and drink beer,” Walkup says. Neighborly bonds are fostered during the annual Yard Olympics in the summer, Boo Valley Halloween and the biannual pig roasts.
Highly rated DeKalb County School District with magnet and charter options
Drew Valley is in the DeKalb County School District, which has a B-minus rating on Niche. Students may attend Ashford Park Elementary School, which gets a B-plus rating. They proceed to the A-minus-rated Chamblee Middle School and the A-rated Chamblee High School, both of which have the Magnet Program for High Achievers that presents students with a challenging curriculum. Georgia also offers school choice, providing more options for families. There are also several nearby private schools and eight charter schools, two of which are 3 miles away.

Outdoor opportunities at Briarwood and Skyland parks
Briarwood Park has heavily shaded trails that cross over a walking bridge, as well as a pool and tennis courts surrounded by greenery. Skyland Park’s paved walking path circles around attractions including sand volleyball courts, a dog park and rope hammocks that swing over a pine straw-covered ground. Residents also stroll the neighborhood. “In the spring and summer, I probably have a thousand people walk by my house every day with dogs, kids, strollers, little electric firetrucks that the kids are driving,” Walkup says.

Accessible travel via Interstate 85, trains and airport
Drew Valley is within the Interstate 285 perimeter that encircles Atlanta. I-85 is 2 miles away and goes into downtown Atlanta, while Georgia 400 is 7 miles away and flows into suburban areas. The Metropolitan Atlanta Rapid Transit Authority (MARTA) Brookhaven-Oglethorpe subway stop is less than 2 miles away and travels through downtown Atlanta, ending at the Hartsfield-Jackson Atlanta International Airport. “It’s an appealing MARTA stop,” Cohen says. “You can actually get on that train and go straight to the airport. A lot of them you have to get off.”
Poplar and North Fork Peachtree creeks present flood risks for some properties
According to a Federal Emergency Management Agency flood risk map, the Poplar and North Fork Peachtree creeks flow through the neighborhood and put some properties in low, moderate and high-risk flood zones. Construction of a detention pond, culvert upgrades and a water main replacement project helped mitigate flooding.
