The Lakes District is a large suburb with desirable homes and amenity-rich green spaces

The Lakes District is a sprawling suburb of Brookhaven with million-dollar homes, walkable streets and amenity-rich green spaces. “It’s a really family-focused part of 30319,” says local Realtor Collette McDonald of eXp Realty. She resides in the Lakes District and has sold homes across the region for over two decades. “You have so many parks, a YMCA, soccer fields and baseball fields. It’s a little Norman Rockwell type of community.” Plus, the lots in the Lakes District are generally larger than other communities in Brookhaven. “It’s considered the least dense population-wise of all the areas in Brookhaven and consistently has the largest lot sizes.”

A mix of homes ranging from condos to mansions

There are over 4,500 homes in the Lakes District, varying widely in style. “A builder developed most of the homes constructed before the 1980s,” McDonald says. “He had four styles: traditional, split-level, ranch-style and Cape Cod. Most homes are derived from the four of those.” She added that development continued well after the ‘80s. “We do have a smattering of subdivisions built in the ‘80s, ‘90s, and even 2000s with styles indicative of the ages they were built,” she says. According to McDonald, many houses have been taken down and replaced with mansions over the years. The community also features several condominiums, which list from $180,000 to $350,000, and townhomes, selling from $400,000 to $600,000. Single-family homes list anywhere from $600,000 to $5 million, and homes specifically around Silver Lake sell from $1 to $5 million.

Chamblee Charter High School earns high remarks on Niche

The DeKalb County School District scores an overall B-minus on Niche and serves over 91,000 students. Montgomery Elementary School has a B-plus on Niche, and Chamblee Middle School receives an A-minus. Chamblee Charter High School features several career pathway programs, including financial literacy and computer science. Niche gives the high school an overall A and ranks it the best in DeKalb County. The community is also home to Marist School, a faith-based private school with an A-plus on Niche.

Blackburn Park and Murphy Candler Park are hubs of community recreation

The community’s parks and green spaces are its beating heart. On a warm day, it’s common to see people having a picnic or relaxing in lawn chairs at Blackburn Park. The sizable park features ample green space, a walking path, 18 tennis courts and a community garden. It’s also home to the Brookhaven Cherry Blossom Festival, a popular two-day music festival. The festival’s 2025 lineup includes headliners Boyz II Men and O.A.R. Locals enjoy the water at Murphy Candler Park, a 135-acre park with a central lake surrounded by trails. Across from the lake are several baseball and softball fields that get busy on the weekends throughout the spring, according to McDonald. Locals also enjoy recreational athletics at Lynwood Park, home to tennis courts, basketball courts and the Lynwood Recreation Center.

Shopping options surround the community

Residents in the Lakes District have access to several nearby stores and restaurants. “You’re within 3 miles of anything you would need,” McDonald says. “A mall is within 3 miles, and you have Whole Foods and Publix.” A large shopping district sits north of Interstate 285, including popular spots like Perimeter Mall, Target, Barnes and Noble and Publix. Peachtree Boulevard has several additional stores, service businesses and restaurants. Avellino’s is a nearby Italian restaurant with wood-fired pizzas and classic pasta dishes, and Old Brick Pit BBQ has brisket sandwiches, rib plates and racks of ribs.

Taking the Gold Line into downtown Atlanta

MARTA buses shuttle across the community, and the Chamblee train station offers access to the Gold Line just east of the community. “The beautiful thing about this area is that you have several MARTA stops that intersect the city,” McDonald says. “And while Interstate 285 is nearby, you don’t have to get on it. You can connect to 400 without getting on 285.” Locals can hop on State Route 400, also known as T. Harvey Mathis Parkway, to head into downtown Atlanta, about 15 miles south. According to McDonald, the Lakes District also offers direct access to what locals call Pill Hill, a medical plaza with the Children’s Healthcare of Atlanta and the Northside Hospital Atlanta.
