Leifer, a licensed real estate agent with Keller Williams and former Bay Ridge resident. Zoning laws keep high-rise towers out, while the wide, tree-lined streets showcase both prewar and postwar co-op buildings, many with signature red brick exteriors. New condo developments are limited, primarily appearing in the southern area; for example, 9964 3rd Avenue offers full amenities. Prices run the gamut:

  • Recent two-bedroom condo listings go for around $1.2 million.
  • Prewar two-bedroom co-ops typically list for about $500,000.
  • Studios start near $250,000; one-bedrooms for around $300,000.
  • Multifamily rowhomes begin at approximately $1.2 million.
  • Standalone homes, a Bay Ridge specialty, start at $2.5 million and up.

Associate broker Alex Gandelman of Serhant says Bay Ridge is convenient for shopping, dining and other amenities. “There are big avenues, 3rd and 5th, that have long stretches of retail,” he says. The commercial hubs tend to favor independent businesses over large chains. For instance, Coffee Rx offers locally roasted beans, and Bookmark Shoppe features a carefully selected mix of books and gifts. The neighborhood boasts an array of dining options:

Waterfront views with uncrowded green space

Bay Ridge residents enjoy ample green spaces, with the 59-acre Shore Park and the adjacent 4.5-mile Shore Parkway serving as a favorite spot for family strolls and bike rides. “Shore Road Park is a really nice stretch that is literally on the ridge, with baseball fields and soccer fields right on the narrows,” Gandelman says. “The Verrazano Bridge looms large like the Golden Gate over San Francisco.” You’ll also catch a prime view of the Statue of Liberty. At the northern end, Owl’s Head Park offers 24 acres of open space, including a 150-foot-long dog run, a playground with a splash pad, and a large skate park. Adjacent to it, the American Veterans Memorial Pier presents another picturesque vantage point.

Limited subway lines, but ferry access

Transit options in Bay Ridge are somewhat limited, with the R train as the only subway line; however, it does provide multiple stops and takes about an hour to reach midtown Manhattan. Express bus lines offer an alternative for commuters, and the Belt Parkway facilitates quick car access to the city or other Brooklyn neighborhoods. Ferry service has become increasingly popular, with frequent stops at Brooklyn Bridge Park, Pier 11/Wall Street and other destinations. Thanks to a new pilot program, commuters can now catch an express ferry to Wall Street in just 20 minutes.
