Bay Ridge is a large, family-friendly community defined by its waterfront proximity and open green spaces. Shore Park and its 4.5-mile path border the Belt Parkway, providing dramatic views of the Verrazano Bridge. Life here moves at a slower pace, as Bay Ridge is about an hour by train to Midtown. A longer commute means more space can be found at a lower price point, and some areas feel almost suburban with standalone homes on small lots. Residents can also find many essentials here, from cute coffee shops and chain supermarkets to a diverse food scene and playgrounds. “You can really feel like you're living in the suburbs without actually having to live in the suburbs or pay suburban taxes,” says Melissa C. A mix of mid-rise coop buildings, multifamily homes and standalone lots
A wide swath of mid-rise buildings, multifamily rowhomes and limestones and single-family lots cluster near the shoreline, lending a suburban-like quality to Bay Ridge. Zoning laws prohibit high-rise towers, and streets are wide and tree lined. Buildings are a mix of prewar and postwar coops, and red brick facades are a common sight. Newer condo buildings have popped up in the southern part, but new development is limited. A recent example includes 9964 3rd Avenue, a full-amenity building where a two-bedroom recently listed for just under $1 million. By comparison, a prewar two-bedroom coop lists for about $400,000. In general, basic coop studios start around $200,000, with one bedrooms going for $250,000. A multifamily rowhome starts around $1 million, while a driveway and tiny yard add to the cost. Desirable standalone homes are a Bay Ridge differentiator, commanding $2 million and up. Leifer adds how townhomes are in high demand with limited availability across Brooklyn, and are another reason that attracts buyers to Bay Ridge. The overall median price is $1 million.

Mostly independent businesses with some chains
Bay Ridge’s business districts are centered along Third, Fifth and 86th streets, and prioritize independent places over chains, like Coffee Rx for local beans and Bookmark Shoppe for curated books and gifts. A wide variety of cuisines exist here, and destination dining spots include longtime favorite Tanoreen for Middle Eastern dishes. Fatta Mano has gained more recent acclaim for its halal Italian menu, and its owner has added Ayat, a Palestinian bistro with garden vibes, to the neighborhood. Grocery shopping options include large chains like SuperFresh to smaller grocers specializing in Greek, Chinese or Turkish goods, for example.
