Today, tree-lined streets and single-family homes define its welcoming atmosphere, and while it's accessible only by bus or car—the nearest subway station is about 3 miles away—locals cherish the privacy and close-knit feel that makes Bergen Beach truly unique.

What homebuyers can expect to pay for houses in Bergen Beach

The neighborhood’s location provides a secluded feel. “Being on a peninsula, there’s just one way in and one way out. People come to live here for the privacy,” says Jason Sciulara, the co-owner of Bergen Basin Realty who has sold property in Bergen Beach for 29 years. “It’s great for those who need the convenience of living in Brooklyn but want a more suburban life with tree-lined blocks and big backyards.” Its distinct suburban feel comes from the slew of 20th-century single-family and two-family homes. Prices run the gamut:

  • Cape Cod-style single-family homes start at about $800,000.
  • Larger luxury homes exceed $1.1 million.
  • Two-family residences range from $1.1 to $1.4 million for renovated units.
  • Three-bedroom condos, particularly in gated communities like Mill Harbor, cost between $500,000 and $750,000.
“People get more for their buck,” says broker Olga Moldavsky with Re/Max and a Brooklyn resident of over 20 years. “Private houses are bigger and newer; they’re 15 to 16 years young, which for Brooklyn is very young.”

Due to its peninsular setting, Bergen Beach offers a peaceful blend of waterfront recreation and scenery, surrounded by East Mill Basin, Paerdegat Basin and Jamaica Bay. “People flock here for its quiet, suburban lifestyle and the ocean water,” Moldavsky says. “You’re out of the hustle and bustle of the city, with Jamaica Bay, marinas, yacht clubs and all the coastal landings.” Residents enjoy access to McGuire Fields, which features a roller hockey rink, beach volleyball court, multiple baseball diamonds, a football field and tennis courts. The neighborhood also includes the Bergen Beach Playground, a convenient local spot for families. Nearby waterfront gems such as Marine Park and Floyd Bennett Field expand recreational options with nature trails, kayaking and wide-open green spaces. Among Bergen Beach's notable destinations is the Jamaica Bay Riding Academy, a well-established equestrian facility that has operated for 50 years within a private wildlife preserve. The academy offers access to more than 400 acres of maintained wooded trails, as well as three miles of beachfront suitable for horseback riding.

Bergen Beach offers a convenient mix of local favorites and everyday amenities, blending small neighborhood charm with nearby retail hubs. While dining options within the neighborhood itself are limited, residents frequent independent spots such as:

Buses link the area to subways, but most residents rely on cars

Bergen Beach has no subway service, but buses connect the area to Kings Highway station, about 3 miles away, where the Q and B trains stop. Moldavsky emphasizes that the distance from the subways can be a drawback for some buyers, while others see it as a perk of being secluded on the peninsula. Many residents depend on cars and have easy access to the Belt Parkway, which runs through the area. “Bergen Beach is really car-friendly,” says Sciulara. “There are many private driveways and parking spaces and believe it or not—no alternate side parking.” Manhattan is about 25 miles away, but the drive can take upwards of two hours in traffic.

Flooding is a concern for this low-lying waterfront area

Bergen Beach faces a significant risk of flooding due to its proximity to Jamaica Bay. Because much of the neighborhood was built on landfill, certain streets are especially prone to flooding, and extreme weather events have historically affected many properties. During Hurricane Sandy, more than 200 homes in Bergen Beach experienced flood damage.
