A diverse, historical neighborhood with more accessible inventory

Crown Heights is the kind of cultural mash-up only possible in New York City, with a mix of West Indian and Hasidic Jewish populations, as well as an influx of newcomers. Known for its architecturally-diverse brownstones and proximity to Brooklyn’s best parks and museums, Crown Heights is currently experiencing a real estate boom. “Crown Heights is massive. It’s the price point here that brings people in, but it's also a really good location. It’s near multiple parks, including Prospect Park, and there’s a big sense of community here,” says Mark Martov, a licensed real estate agent with Corcoran Group. “Plus the condo market has just taken off by leaps and bounds, with a ton of new developments,” he adds. And by sharing borders with trendy Prospect Heights and Clinton Hill, coupled with the influx of trendy new restaurants and bars along Franklin Avenue, even loyal Manhattanites are eager to get in.

More space for much less in a range of architectural styles

You definitely get more bang for your buck compared to nearby neighborhoods, as well as more available inventory. “If you’re looking for more space, this is the neighborhood to get that. Brooklyn Avenue in particular has very big homes with much bigger lot sizes,” says Martov. At the low end, buyers may find a one-bedroom, prewar co-op for around $280,000, but the median price is $512,500. Two-bedrooms average around $675,000, but renovated condos and townhomes easily extend to $1.3 million and up. Multifamily and single-family brownstones start around $1.5 million. “Towards Weeksville, you can get a pretty good house for $800,000,” says Martov. In the Crown Heights Historic District, residents will find an impressive range of architectural styles, including Renaissance Revival, Tudor-Style, Queen Anne and Greek Revival properties.

Global cuisine, diverse range of bars and lively nightlife

Ranging from Caribbean to Burmese, vegan Ethiopian and authentic Italian, a wide variety of restaurants mingle in this food-centric nabe. Most restaurants can be found along Franklin Avenue and Nostrand Avenue, as can hip and trendy bars. Locals love Chavela’s for tacos and margaritas, Rangoon for its Burmese-style pork and tea leaf salad, and Cent'Anni for its homemade pasta, amongst a plethora of other local eateries. The nightlife scene is also very popular, with a mix of laid-back spots like Crown Inn and Franklin Park, chic cocktail bars like St. Ends and funky newcomers like Rum Bar. Friends and Lovers has live DJs and dancing, while Super Power on Nostrand Avenue has a surprisingly beachy vibe with colorful cocktails. The area has several local markets, as well as big-box grocery stores like Foodtown.

Near Brooklyn’s best park and gardens

Outside of the happening culinary and bar scene, one big perk for residents is nearby Prospect Park, a 526-acre green space with concerts, bike paths, playgrounds, a lake, a dog park and more. The expansive space provides a serene reprieve from city life, with fecund trees, benches and meandering trails. Another draw is the Brooklyn Museum, a stately Neo-Classical wonder that houses some of the world’s finest contemporary and ancient art. On the first Saturday of each month, locals flock to the museum’s free events and admission, including live music, workshops, film screenings and dancing. West Indian Day Parade

Each year on Labor Day, the West Indian Day Parade brings in millions of people decked out in vibrant costumes. A major public preparatory school in the area

Plenty of schools, both public and private, serve the neighborhood, including New Bridges Elementary, which earns a B rating on Niche. For middle schoolers, The School of Integrated Learning gets consistently high test scores and earns a B+ on Niche. Medgar Evers College Preparatory School, a highly-ranked high school in the area, offers a dual-enrollment program in collaboration with Medgar Evers College, part of the City University of New York system. Several major train lines in the area

Residents can access the 2, 3, 4 and 5 trains at various avenues along Eastern Parkway, and the A, C trains along Fulton Avenue.
