Brooklyn neighborhood blends established industrial vibe with refreshed feel
DUMBO — an acronym for Down Under the Manhattan Bridge Overpass — is a trendy Brooklyn neighborhood known for its cobblestone streets and beautiful waterfront views of the Manhattan and Brooklyn Bridges. A mix of redbrick buildings and the scenic backdrop of the Manhattan Bridge makes the corner of Washington and Water Streets a hotspot for tourists and locals to capture photos. Situated along the East River near Vinegar Hill and Downtown Brooklyn, the formerly industrial area has seen luxury condo buildings rise between warehouses-turned-lofts. “It’s this interesting mix of old industrial conversions and ground-up high-rise buildings,” says Jennifer Lee, a licensed associate real estate broker with SERHANT LLC who lives near the DUMBO border in Brooklyn Heights. “There’s a huge draw because you’re on the water, with easy access to downtown Manhattan.”

Luxury condo towers and historic conversions
The neighborhood is characterized by reimagined buildings that were once industrial spaces. “There used to be a lot of warehouses and print factories from the early 1900s. When they re-zoned DUMBO, they became condo conversion projects,” Lee says. A two-bedroom condo in a converted warehouse goes for around $2.25 million. A one-bedroom in the restored 1916 Clock Tower Condominium at 1 Main Street costs between $1.6 and $2.1 million. The sale of air rights gave property owners the ability to extend their properties upward, allowing for larger luxury condo towers. One such tower is the curved 33-story Olympia at 30 Front Street, where a three-bedroom runs $5 million to more than $6.5 million, and the 21-story Front and York at 85 Jay Street, where a two-bedroom costs between $1.8 and $2.3 million. The preservation of historic buildings has been an ongoing topic, with loft laws put in place to protect certain structures. With the sale of air rights, taller towers, like 69 Adams, continue to rise.

Stylish dining options and local stores along the waterfront
Shops and restaurants cluster within Empire Stores along Water Street, a brick warehouse-turned-shopping mall. Upscale Italian fare and open waterfront views are hallmarks of Cecconi’s Dumbo. Other stylish eateries like Em Vietnamese Bistro and casual options like Thai Sidewalk sit near Front Street. The multi-story Time Out Market also houses at least two dozen bars and restaurants, and hosts annual and regularly recurring cultural events, including holiday markets and weekly jazz performances. Recreation and events at the riverside Brooklyn Bridge Park
Brooklyn Bridge Park stretches 85 acres along the riverside, providing ample space for both passive and active recreation. The Empire Fulton Ferry Lawn on the park’s north side offers incredible views of the Brooklyn Bridge and Lower Manhattan, and is also the home of Jane’s Carousel, a grand 1922 children’s ride that has been expertly restored. Pebble Beach and its scenic riverside vistas are another attraction of the Brooklyn Bridge Park. The park continues southwest of the neighborhood and provides spaces for a wide range of activities, including fishing, pickleball, rock climbing, roller skating and kayaking. Throughout the year, Brooklyn Bridge Park hosts numerous diverse events. Free outdoor fitness, yoga and dance classes are on the schedule during the summer and fall. In May and June, the Kite Festival and Brass Bands Festival bring families to the park.

Access to highly-rated public schools
Students in DUMBO may attend schools within the New York City School District No. 13. The A-rated P.S. 8 The Emily Warren Roebling School serves kindergarten through sixth grade and is in the top 6% of elementary schools in New York City. The Dock Street School for STEAM Studies serves grades six through eight and has an A-minus rating from Niche. High School students can apply to attend the highly regarded Brooklyn Technical High School, which Niche gives an A-plus and rates as No. 4 on the list of standout high schools in America.

Two ferry routes, plus the F train
The F train subway stop can be found at York Street. The DUMBO/Fulton Ferry stop services two routes that access North and South Brooklyn, Midtown and Wall Street. Drivers can utilize the Manhattan and Brooklyn Bridges to get into Lower Manhattan, and the Brooklyn-Queens Expressway to get to LaGuardia Airport.

When the weather warms up there are always activities to do or flea markets to attend. Stop but get a pizza from Gremmaldies or love & dough and split it between loved ones in dumbo park and enjoy the brash from the hustle and bustle of The City.
