An industrial, creative district in flux

Serving as a primarily commercial and manufacturing area since the mid-1800s, Gowanus and its industrial streetscapes contrast with the surrounding brownstone Brooklyn neighborhoods of Park Slope, Boerum Hill and Carroll Gardens. So much so that its namesake canal was declared a Superfund Site in 2010. Cleanup is underway, as is massive development following the neighborhood’s rezoning. An eclectic mix of businesses and galleries take advantage of the square footage available here, with an axe-throwing bar, rock-climbing gym, apiary and shuffleboard club among them. “Gowanus is kind of a cool, hip neighborhood. It has a lot more independent restaurants and event spaces. That’s a draw,” says Carolyn Cedar, a broker who has worked in the area for 19 years. With new towers rising, this gritty and dynamic neighborhood is on the verge of transformation.

Low-rise rowhouses old and new

Buildings here are typically three- and four-story Greek Revival rowhouses, many of them multifamilies. Exceptions to that include the 16-building Gowanus Houses NYCHA rental complex and a few newer condominiums. Townhome prices range from $1.5 million to $3 million, depending on condition and square footage. New construction condos are typically listed for between $800,000 and $2.5 million. Inventory can be scarce. “It’s a low-lying area. There’s less density, so there’s just not a lot of opportunity there,” says Cedar. Much of the new development coming to the area will be luxury rental buildings, with some units set aside for affordable housing.

A pool, playgrounds and large parks nearby

Large parks are just outside the Gowanus borders and are easily accessed. Occupying an entire city block, Washington Park across Fourth Avenue contains playgrounds, ball fields and historic community space the Old Stone House in Brooklyn. Carroll Park in neighboring Carroll Gardens is similarly large, with playgrounds, blacktop for ball games and a splash pad. Within Gowanus, the recently renovated Douglass and DeGraw Pool welcomes swimmers all summer, and the compact Gowanus Waterfront Park is a preview of the extensive additional public space along the canal to come.

Special education and arts are strong

The public Samuel Mills Sprole enrolls prekindergarten through fifth grade and has a strong special education program. It receives an A rating from Niche. Nearby public Middle School William Alexander, known for its arts program, is also rated A. In Park Slope’s Millennium Brooklyn High School receives an A plus from Niche and has a 12 to 1 student ratio.

Access to subways, LIRR and the Interstate

Gowanus is served by local and express trains along Ninth Street and Fourth Avenue, and busses along the industrial arteries of Third and Fourth Avenues provide quick transit to downtown or south Brooklyn. Nine subway lines and the Long Island Railroad can be accessed at Atlantic Terminal a few blocks north, and Interstate 278, or the Brooklyn-Queens Expressway, abuts the southern part of the neighborhood.

Independent businesses in sprawling spaces

Popular dining spots include Claro for Mexican cuisine, Insa for Korean and karaoke rooms and the cavernous Bison & Bourbon for Kosher barbecue. Littlefield and The Bell House host independent live music, theater and comedy shows, and major concert and sporting events are held at nearby Barclays Center, the home of the Brooklyn Nets. The taproom and beer garden of Threes Brewing are airy and welcoming. No Relation Vintage purveys fashionable finds in a former warehouse, and Big Reuse is a non-profit store committed to sustainability, selling donated furnishings, clothes and building supplies. A centrally located Whole Foods serves the neighborhood.

Ongoing efforts

The rezoning of Gowanus is projected to bring as many as 30 towers and 20,000 new residents to the neighborhood. Efforts to clean up the canal, while significantly delayed, have begun, including a $1.6 billion project to prevent sewage overflow. The neighborhood has experienced significant flooding in the past.
