Nature and residential streets span Willowstone, a riverside community

Willowstone’s residential streets meet the natural calm of surrounding green spaces along the western bank of the Mississippi River, about 15 miles north of Minneapolis. The seemingly secluded area has highway access and remains close to commercial areas with shops and restaurants. “Around [the neighborhood] is all newer development, but itself is a little older, so there are more moderately priced homes and parks,” says Tom Walters, a Realtor at Edina Realty’s The Walters Group, who has over 40 years of experience.

Housing, including townhouses and subdivisions with split-levels

Single-family homes, some of which dead-end into cul-de-sacs, sit along tree-lined streets. Ranch-style homes range between $180,000 and $410,000. New traditional homes of one to two stories range from $330,000 to $500,000, and split-level houses are priced from $340,000 to $410,000. “Willowstone developed in the 1980s, and it’s a lot of one-story homes and two-story split entry,” says Jon Perkins, a Realtor with RE/MAX Results who has over three decades of experience. Townhouses painted in neutral colors have one- or two-car attached garages attached and are priced between $190,000 and $245,000. These communities and subdivisions branch off 97th Avenue North.

Driving on highways, taking Metro Transit buses and catching flights

Metro Transit serves the area with bus stops along River Parkway and 97th Avenue North. State Highway 610 runs through south Willowstone and connects the area to the east side of the Mississippi River. State Highway 252 extends south off MN-610 and merges with Interstate 94, which ties the area to Minneapolis and the Minneapolis-Saint Paul International Airport, which is about 30 miles away and provides direct flights to domestic and international destinations.

Parks, golf and natural space with trails tracing the river’s edge

Willowstone Park has a castle-themed playground, a baseball field and tennis and basketball courts. Royal Oaks Park is home to a playground and baseball fields. The Mississippi Gateway Regional Park spans 160 acres along the riverbank, with over 2 miles of forested trail and, in 2026, will have new features such as tree-top walking trails. “People fish from shore, and the river has a lot of boating. South [of the dam] is too shallow, so people aren’t there, but north, you’ll see pontoon boats and ski boats,” Perkins says. Edinburgh, a public, 18-hole golf course, operated by the City of Brooklyn Park, is also nearby. It is one of only two courses in the entire state to have been designed by Robert Trent Jones II, a renowned golf course architect.
