Highland Park South is a highly residential suburb north of Denver

With homes built in the 1980s and 1990s, Highland Park South, a suburb of Denver, offers residents pleasant surroundings. “Lots of the houses back into walking trails,” explains Nick Painz, managing broker with RE/MAX Alliance. “These are nice homes.” Conveniently located, Denver is a 30-minute drive or roughly 20 miles away. Painz says Highland Park South is a “tight-knit community” that enjoys not having an HOA. “People don’t like HOAs,” he explains. “It’s a love-hate relationship.”

Well-kept housing on traditionally suburban streets

The median price for a home in Highland Park South is $635,000 and the price points land between $360,000 and $800,000. You will find brick ranch-style homes, Earthy-hued prairie homes and bright mid-century Modernism homes. Most residences have at least a one-car, if not two-car driveways, attached garages and wide sidewalks, perfect for a stroll with the family or an invigorating morning run. “It’s a well-taken care of area with well-manicured lawns,” Painz, a lifelong resident who has sold homes in this neighborhood for six years. “And, the trees are mature, 30-years-old.” Nearly 55% of the houses in this neighborhood are rented, indicating some investment property opportunities. According to Painz, the houses sit on lots of roughly one-sixth of an acre and the floor plans of the dwellings are not open.

When purchasing a home, you also invest in the community, including its schools. Parents will send their kids to the Niche A-rated Boulder Valley School District schools. Emerald Elementary School, B-plus-rated by Niche, provides mental health support by providing social-emotional learning for all students. There is a low student-to-teacher ratio, 16-to-1, at Broomfield Heights Middle School, which earned an A-minus Niche score. Serving the region since 1959, Broomfield High School also scores an A-minus from Niche and has high reading proficiency scores.

Community parks center around athletic facilities

The neighborhood’s green space, also known as Highland Park, is 24 acres of open land, perfect for tossing the football on. Or enjoy a soccer game on the park’s soccer field. If you want to kick back and take in some scenery and a picnic, this park has a picnic area and benches perfect for such an occasion. Nearby Broomfield County Commons Park is a 300-acre park with a dog park, open space, an 80-acre sports complex with synthetic fields and the Paul Derda Recreation Center.

Shopping is hassle-free in Highland Park South — the Broomfield Town Centre has nearly 25 shops and eateries and is just minutes away from the neighborhood. King Scoopers and Petco help with the daily needs of family and pets, while the Home Depot handles the around-the-house projects. If you don’t feel like cooking, the Crab House near the mall will satisfy your crustaceans and chowder cravings. If you want to have fun, the Wonderland Brewing Co. is truly an oasis of good times. Complete with mini-golf, cornhole and an arcade, this brewery and restaurant is a perfect spot to catch up with friends by the firepit or listen to an amazing local artist perform on the pub’s outdoor stage. And, if you don’t want to leave your four-legged friends at home, the patio is dog-friendly.
