Blending suburban living with convenience in Northmoor Estates

Northmoor Estates, located in Broomfield, offers outdoor recreation and commercial accessibility. This community has easy access to parks and open spaces, as well as proximity to shopping centers and main roads that lead to Boulder, Denver and other surrounding areas. This outdoorsy, serene community is great for both those who spend lots of time outside and who want their home in a convenient location.

An array of house sizes and styles on large lots

On the neighborhood’s wide, walkable streets, you’ll find split-level, midcentury modern and ranch-style homes with lawns big enough to toss a ball back and forth. Mature trees shade the sidewalks, and the grass is rich in this established neighborhood. Most properties were built in the 1960s and 1970s, and prices range from $400,000 to $600,000. Homes on the western edge of the neighborhood that border open space or Eagle Trace Golf Club tend to be more expensive.

From small community parks to water sports on the reservoirs

“Locals love having access to so much outdoor recreation,” says Powers. “It’s a huge part of the community here—a lot of people are outdoorsy and active.” Northmoor Park is the community’s centerpiece, sitting in the middle of residential streets. Those who live close to the park can walk their children to the playground or drop them off at Bal Swam School, a preschool beside it. There’s also a barbecue grill, baseball field, tennis court and soccer field, ensuring locals never get bored. Bordering the neighborhood to the east, at an elevation of over 5,000 feet, is Le Gaunt Reservoir, which includes a moderate trail loop that goes through Tom Frost Dam, Broomfield County Commons Dog Park and Tom Frost Reservoir. To the west, you’ll find The Field Open Space, which includes Ellie’s Pond and Eagle Trace Golf Club, where you can play a round of golf or watch the sunset over the Rockies in the clubhouse.

Highly rated education through the Boulder Valley School District

Students here are zoned for the Boulder Valley School District and can attend Aspen Creek K-8 School before finishing their academic journey at Broomfield High School. Niche gives both schools an A-minus rating. Carol Powers, a Realtor with Coldwell Baner Realty, who raised her family in Broomfield, says, “Boulder Valley School District is one of the best in Colorado. Families move to this area so their kids can attend these schools.” Broomfield High School offers students across all grade levels access to nearly 20 Advanced Placement courses, and their football team won the state championship in 2022.

Numerous shopping centers provide everyday necessities

The neighborhood teems with commercial accessibility. Travel 2 miles south and get groceries at King Soopers or pick up the essentials at neighboring Walmart or Home Depot. Along the entrance to US Route 287, you’ll find the essentials—gas stations, McDonald’s, Starbucks, Walgreens and more. Grab dinner at Paris Banh Mi, which serves sandwiches in French baguettes, stuffed with Vietnamese ingredients. For dessert, head to Good Life Baking, a locally owned bakery serving cookies and scones that prides itself on offering healthier options. To get a last-minute outfit or back-to-school supplies for the kids, head to FlatIron Crossing, a shopping mall with more than 200 specialty retailers and numerous chain restaurants.

Transportation options for commuters and local employers

For commuters to Boulder, about 15 miles northwest, hop on US Route 36, about a 5-minute drive from the neighborhood. Those who work in Denver, about 20 miles away, take Interstate 25, which locals can also get to in about 5 minutes. Residents can also easily hop on the Denver Boulder Turnpike, Colorado State Highway 128 and US Route 287 to reach neighboring areas. While there are commuters, Powers says: “A lot of corporations are headquartered in Broomfield, so people who live in the area also work here.” Major employers include Noodles & Company, Ball and Vail Resorts. For picturesque Colorado living that is also conducive to a busy, modern lifestyle, consider Northmoor Estates.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
