Horse farms, long front porches to relax on and a country setting that’s local to Denver, Boulder and Broomfield. Sunnyslope may appear out of place in the Denver suburbs, but once you realize the size lot you will get, that won’t matter. “The really big thing is the horse properties on the land,” explains David Hakimi, a broker with Berkshire Hathaway Home Services – Innovative Real Estate Northglenn. “It is premium, valuable land that’s sought after.” Housing prices in Sunnyslope range from $445,000 to $1.1 million; the average home cost is roughly $555,000. A renovated home in the neighborhood starts at $900,000. As Hakami stresses, the land is what many homeowners seek. Lots are often larger than 1 acre. According to Hakimi, most of Sunnyslope’s ranch-style and custom homes were built between 1950 and 1970. Another advantage is that Sunnyslope borders the Broadlands, another desirable neighborhood. According to Hakami, Sunnyslope is a part of the large Bloomfield suburb. “Bloomfield is an affluent suburb with many high-tech and engineering jobs,” he explains. “It’s also the best distance between Boulder and Denver.”

Children in Sunnyslope attend Adams 12 Five Star Schools. The district is a B-plus-rated school system by Niche. At Coyote Ridge Elementary School, students are introduced to iPads and Chromebooks as part of the school’s innovative technology program. This school earns a B-plus from Niche. At Westlake Middle School, the students are the only ones taking classes. The school’s Love & Logic program teaches parents how to communicate with their children. Niche ranks the school a B-plus. Legacy High School, ranked A-minus by Niche, has a dominant softball program — they’ve won six state titles since 2007.

Colorado is a paradise for outdoor activities. Much like many of the region’s neighborhoods, Sunnyslope is close to many trails, parks and local attractions. “There are tons of trails and dedicated open space,” Hakimi said. Nearby Broomfield County Commons Park is a 300-acre park with a dog park, an 80-acre sports complex with synthetic fields, more than 225 acres of open space and the Paul Derda Recreation Center, which Hakimi says is a state-of-the-art facility. This park also hosts the annual Great American Picnic in Broomfield, which features food, drinks and fireworks every Independence Day. The Bay Aquatic Park is a summer destination for kids under 13 to enjoy the water slides, multiple pools and a sprayground. The 18-hole Broadlands Golf Course is a public course with more than 7,000 yards of golf with a par of 72.

There are plenty of stores, including a Walmart Superstore, Whole Foods, FlatIron Crossing Mall and Broomfield Town Center, within a 5 to 10-minute drive. At the Broomfield Town Center, Paris Banh Mi has nearly 20 different French-Vietnamise sandwiches. Ziggi’s Coffee doesn’t just serve up hot cups of coffee — it’s also home to the Colorado Sunrise Italian soda. If you’re in the mood for some music or a seat at the bar for the Denver Broncos game, The Old Man is your destination. Belly up to the bar, order a cold draft beer and some smoked chicken wings. Or check out the roadhouse’s beer garden, which features live music and tailgating games.
