The Outlook is a master-planned community with outdoor perks
Sweeping foothill views, easily accessible outdoor adventure and proximity to Broomfield essentials are the amenities that make up The Outlook neighborhood. “It’s a master-planned community with a Homeowners Association,” says Claire Gilmore, the owner-broker of Houses by Claire Gilmore and a Broomfield resident. “The houses have well-maintained lots, and they’re surrounded by sidewalks, which makes getting to the neighborhood’s playground super convenient.” These paved paths also lead to numerous other notable green spaces, making the neighborhood a suburban enclave wrapped in nature.

New Traditional estates dominate The Outlook’s housing stock
There are a variety of dwellings from the 1990s along The Outlook’s winding roads. Most are New Traditional estates with Mediterranean-influenced tiled roofs and Victorian-like details, including small front porches and intricate woodworking. You’ll even see a few L-shaped ranch styles and contemporary homes built within the last five years, though they are rarer. No matter the style, each house has a two-to-three-car garage and four to five bedrooms. To live in The Outlook, expect to pay between $700,00 and $900,000, a range higher than a Broomfield home's average $600,000 selling price. “It’s a fast-moving area,” says Gilmore. “Houses sell within two weeks if not immediately. Stock is consistently low.”

Nearby preserve and rec center highlight outdoor options
At 5-acre Outlook Park, residents will find a plethora of activities. Conquer the rock climbing wall on the playground, practice your serve on the sand volleyball courts or score a goal on the soccer field. A portion of the 11-mile Lake Link Trail also runs through the area. Its paved and gravel routes pass four bodies of water, including Stearns Lake at the nearby 1,124-acre Carolyn Holmberg Preserve. A 2-mile hike leads to the body of water, where anglers can fish for tiger muskie and largemouth bass. The green space also hosts various community events, like Wildflower Wednesday, a hiking excursion where nature lovers can explore fields of blue-eyed Mary and foxglove beardtongues. Residents can also use the Paul Derda Recreation Center, less than 3 miles away. “We have two different community centers in Broomfield, and almost everybody joins one of them. This one is closest to the neighborhood,” says Gilmore. Members can shoot hoops on the two basketball courts, run the indoor track or take a tumbling class in the Bob Prince Gymnastics Center. The indoor pool is open year-round, offering an inner tube slide, a lazy river and a butterfly-shaped toddler slide.

Quiet streets in The Outlook are close to commercial hubs
“Restaurants and retailers almost never exist directly in Broomfield neighborhoods, and that’s the case with The Outlook,” says Gilmore. “The town was purposefully designed that way to keep residential areas quiet with minimal traffic. This neighborhood isn’t far from much, though.” About 3 miles from The Outlook is West 120th Avenue, where you can find the Broomfield Town Center. The commercial strip has a Walmart Supercenter, a Petco and a Home Depot. There are also a few locally owned eateries along the thoroughfare. For instance, Scalzotto is a Broomfield favorite known for its Northern Italian cuisine. Devour a bowl of handmade penne pasta covered in marinara, green peppers and Italian sausage.

Head to the 20 Regional Transportation District bus stops along West 120th Avenue for an alternative way to commute. “The Outlook just has the perfect location,” says Gilmore. “It’s quiet, but there’s so much to do at the same time.”
