With the business development that has gone on along Ambassador Caffery Parkway in the Broussard area, just south of Lafayette, new subdivisions have gone up, making it one of the prime developing spots in the area. “This area is part of a growing economy, and you can tell by the daily traffic counts along Ambassador Caffery Parkway,” says Tommy Hayes, who has almost 20 years of experience selling real estate in the area as a Realtor with Latter & Blum. “Ever since Hurricane Katrina hit in 2005, this area has been the place to be in Louisiana. Couple that with long-term low-interest rates, new homes were going up quickly.”
More diversified employment opportunities
For the longest time, the only type of work you could find in the Broussard area were jobs in the oil industry because all the available land was oil fields. “It helps that the industry is now diversified,” Hayes says. “From the technology to the medical field and many retail jobs, it’s been a shot in the arm to the area.” All that new opportunity has led to new homes. While entry-level homes used to be under $200,000 in this area, that’s not the case anymore. “They’re still at a pretty good price, between $225,000 and $300,000,” Hayes adds. Some homes in that price range were built in the past year. There’s a wide variety of home prices. Some newer homes built in the 2010s with four bedrooms and almost 3000 square feet of living space could cost between $600,000 and $900,000. Some turn of the 20th century homes along Main Street in Broussard, including a 1911 Victorian, is worth over $1 million. A 1902 house on over an acre of land is worth under $400,000.

Plenty of outdoor opportunities
In 2017, a massive park and sports complex totaling over 100 acres opened in Broussard. The Broussard Sports Complex at Saint Julien Park features multiple diamonds for baseball and softball play, batting cages, pavilions and concession areas. There’s a splash pad and a playground area for the kids. The sports complex also features tennis and basketball courts and soccer fields. Encompassing the park is a walking trail for those observing all the activity. With five lighted ball fields and an 18-hole disc golf course, Arceneaux Park keeps the fun going. Among the 31 acres are tennis courts, a basketball court and a playground. The Zoosiana Zoo of Acadiana is located off Highway 90 in a rural setting south of Broussard. You can see all the animals by foot covering 45 acres or hop on the train for a guided tour.

A taste of the Bayou
It’s expected that some of the best Cajun restaurants would be in this part of Louisiana, and that includes a trip to Prejean’s, where some of their dinner entrees include Red Beans and Fried Pork Ribeye or choose from a wide variety of gumbo. LT’s Seafood and Steakhouse is known for its Cajun boiled seafood, such as crawfish, shrimp and crabs. As the name implies, there are also steak as well as pasta and sandwiches.

A school district that ranks well
Served by the Lafayette Parish School District schools, local students can attend Katharine Drexel Elementary School, receiving a B-plus grade on Niche and with a student-to-teacher ratio of 17-to-1. Broussard Middle School students can explore clubs and activities like chorus and band at this B-plus-rated school. Comeaux High School has a B-minus overall grade and an 89% graduation rate. Districtwide, students must adhere to a dress code that prohibits any clothing that would be a distraction and is free from holes, frayed edges, or tears. Clothing should also not be excessively tight or large.

Mixed walkability
While some of the newer subdivisions have sidewalks to get around those subdivisions, many of the areas that feature older homes closer to downtown Broussard do not. To get around the area, a car is likely needed. Highway 90 north is the primary way to Lafayette and Interstate 10, which leads east to Baton Rouge and New Orleans. The closest hospital is 6 miles away at Our Lady of Lourdes Regional Medical Center.
