Brownsburg is a suburban community about 30 miles northwest of Indianapolis . Deliberate growth has allowed it to maintain a small-town feel relative to other northern suburbs. The community is served by the highest-rated school district in Hendricks County, and residents enjoy a central location for access to Greater Indianapolis.

Lower-priced homes sell fast; buyers can negotiate higher-priced homes

Like many Central Indiana suburbs, there is plenty of new and ongoing construction in Brownsburg. A variety of contemporary homes can be found in planned subdivisions. Townhouses are also included in the community’s newest offerings. HOA fees are reasonable, but prospective buyers should ask for specifics regarding additional monthly costs.
Buyers also have plenty of non-HOA options from which to choose. From cozy Cape Cods to midcentury ranches on larger lots, established homes make up the bulk of Brownsburg’s lower-priced offerings. Overall, prices typically range from the mid-$100,000s to the mid-$700,000s, although estate homes on multiacre lots can list for more than $1 million. Properties average 48 days on the market before selling, a week less than the national average of 55 days. “The 350,000-and-under market is strong and stable,” says Lee Smith of the MyHome4Good team at @properties. “Above that, there’s a decent amount of inventory, so you’re not going to get a lot of pressure or competition. You’ll be able to negotiate 1 or 2 percent off the list price.”
Brownsburg’s median sales price in the mid-$300,000s is comparable to the nearby suburbs of Avon, Plainfield and Whitestown, but it's about 50 percent lower than Zionsville. While Brownsburg’s population is higher than that of neighboring Avon, it is growing at a slower rate. Thus, Brownsburg offers a quieter, more traditional suburban experience.

New schools, renovations amid population growth

“Brownsburg is a good place to raise a family … The schools are top notch,” says Smith, who lived with his family in Brownsburg for 24 years. The Brownsburg Community School Corporation has responded to growth with several new additions and renovation projects. Crossroads Elementary and Brownsburg West Middle schools have opened in recent years. A multiyear renovation of Brownsburg High School included expansion of the Senior Academy and construction of a new fieldhouse. Brownsburg High School is one of the largest in Indiana, and its football team won back-to-back Class 6A state titles in 2024 and 2025. BCSC does not operate as an open-enrollment district, so transfers are rare.

Less congested than neighboring Avon

Commuters have easy access to I-74, which connects to I-465 and then I-70 on the way to downtown Indianapolis. The average rush-hour drive time for a trip into the capital city is 35-45 minutes. Interstate 74 also provides a direct route to the racetrack-related jobs of Speedway just 10 miles away and access to Indianapolis International Airport, which is part of a national transportation and logistics hub within 20 miles. “It’s pretty easy to get around. It’s not too horribly congested,” says Smith, who adds that traffic is much less of an issue than it is in Avon.

Trails and parks and racing shape an active community

Brownsburg offers more than 300 acres of green space dedicated to recreational activity, as well as an expanding network of trails. “The B&O Trail runs through Brownsburg, and they keep adding to it. It’s a big deal,” Smith says. “We have a big running and biking culture because of it.”
Williams Park is the town’s largest at 77 acres. Virgil Park is the community’s newest, and Arbuckle Acres Park near White Lick Creek is the town’s oldest. The established green space is anchored by athletic fields and courts. It is the center of community activity and hosts several events, including:

  • Brownsburg Lions Club Fourth of July Extravaganza, the town’s signature event
  • Summer Soundtracks concerts and Movies in the Park on selected summer evenings
  • Blues in the ‘Burg, a two-day music festival featuring food, drink and children’s activities
  • Brownsburg Festival of the Arts, which offers handmade crafts, food and entertainment
Brownsburg is also home to Lucas Oil Raceway Park, a well-known drag racing venue that hosts the National Hot Rod Association U.S. Nationals each year. The speedway is on the east side of town and the noise doesn’t affect residents; however, it is a big part of life in Brownsburg. “We have a huge racing community,” Smith says.
On the opposite end of the spectrum is Nature Valley Ranch, which offers guided trail rides on horseback, riding lessons and farm animals for the kids.

Green Street is Brownsburg's commercial corridor

Development of the Green Street corridor that began in the mid-2010s has resulted in the creation of a modern, multiuse downtown district near Arbuckle Acres Park. More shopping and dining options can be found farther north along Green Street, also known as Indiana 267. Walmart, Kroger and Aldi are concentrated near Green Street and I-74.
