Secluded elegance in southern Bryan

Beverly Estates isn't a large neighborhood, but it has a big reputation for classic midcentury estates and peaceful seclusion in the forests of southern Bryan. Though technically in College Station's sister city, Bryan, the neighborhood is less than 2 miles from Texas A&M University, offering its residents the best of both. "Back in the day, because of Beverly Estates' proximity to St. Joseph's Hospital — which was the only hospital around at the time — it was the neighborhood where a lot of doctors lived," says Raylene Lewis, a Realtor with Century 21 Integra who has over 20 years' experience selling homes in the area. "Now, it's great for anybody who wants to be centrally located and have a very classic-style home that's good for entertaining, with a lot of woods, trees and privacy."

Established midcentury homes in a limited market

The majority of homes in Beverly Estates were built between the 1960s and the early '80s. "I would consider them, from a historical standpoint, the first estate-level properties that were established in the Bryan/College Station area," says Greg Zweiacker, a founding member of Zweiacker & Associates Real Estate, LLC, who has lived in the Bryan/College Station area since 1985. Midcentury properties and ranch homes are spaced out on large lots, all set in a forested landscape. "If you want something that's not cookie cutter and that's unique, it's a great location for that," Lewis says. "The turnover rate there is very, very low because people who live there love it so much, and they don't leave." Prices can range from $500,000 up to $1.2 million, with a few new lots remaining. "A majority of the lots there are built upon, but there has been some new construction in the last year or so," Zweiacker says.

Great location in the heart of Aggieland

Beverly Estates sits near the crossroads of two major thoroughfares in the Bryan and College Station area: University Drive and Texas Avenue. Residents are just 2 miles from catching the Aggies play at Texas A&M, and the quaint downtown Bryan is only 4 miles away. Easterwood Airport, also 4 miles away, is a regional airport offering commercial flights through United and American Airlines. Public transportation through the Brazos Transit District is available along Tarrow Street. The Earl Rudder Freeway allows easy travel around Brazos County and can be used to get to Houston, 95 miles away.

Texas Ave and University Drive are lined with shopping centers, restaurants and local shops. Texas A&M faithful can get Aggie gear from Aggieland Outfitters, which has everything from gameday attire to flags and knickknacks. Several local favorites are close by as well. "My favorite hole in the wall place, and it's been around for a while, is Jose's," Lewis says. Jose's offers filling plates of Mexican cuisine, while Frittella's is a go-to for Italian fare. Celebrations or date nights are best spent at The Republic Steakhouse, an upscale establishment with various cuts of in-house aged steaks.

Walk along the bamboo-lined trail at Hensel Park

Billie Madeley Park, like the Beverly Estates neighborhood, is ensconced in forest. The 5-acre park has a short nature trail that provides plenty of shade from the heat. Hikers flock to Hensel Park's bamboo-lined nature trail for a relaxing walk through the woods, while parents bring their children here for a day of fun on the playground. After a hike in the forest, visitors can bring a packed lunch and have a picnic under the shade of the mature trees.

Highly-rated Bryan ISD schools

Though Beverly Estates is a stone's throw from College Station, students are zoned to the Bryan Independent School District, starting at Bowen Elementary School, which received a B grade from Niche. Fifth and sixth graders head to B-rated Sam Rayburn Middle School, followed by Stephen F. Austin Middle School, which has a B-minus grade. Bryan High School received a B Niche grade, offering academic programs like the Hammond-Oliver Health Sciences Academy and the Project Lead The Way STEM program.
