Redevelopment and growth in Carver

Carver, a residential community beside downtown Bryan, offers new construction bungalows at low prices for the Bryan-College Station area. “It’s usually the price range that takes people in this direction,” says Realtor Myrna Lopez with Beyond Real Estate. “It’s an area that is seeing a lot of redevelopment and growth and is becoming attractive as people are looking for more affordable options in the Bryan-College Station area. To be able to find that in a new construction home is a big advantage. That’s also becoming attractive to investors.”

New construction homes at low prices for Bryan-College Station

“Mostly what I’ve sold in that area is new construction,” Lopez says. “Builders are buying up lots and older tear-down homes. They are renovating older homes as well. The ones that can’t be remodeled are being taken down, and new homes are being constructed.” Most listings in Carver are new construction single-family homes, typically bungalows. Most prices fall between $135,000 and $290,000. The average home value in Carver is significantly lower than the average for the Bryan-College Station area, which is especially attractive since the community is mostly new construction homes. Homes here usually have small lawns and sit on streets without sidewalks or curbs.

Bryan ISD and nearby colleges

Bryan Independent School District gets a B-minus grade from Niche. Kemp-Carver Elementary receives a C, Sadberry Intermediate has not been rated, Davila Middle gets a C, and Rudder High School receives a C-plus. Bryan ISD’s Career & Technical Education programs include agriculture, architecture, business and more. Blinn College, a local community college, has a campus in Bryan with over 6,000 students. Less than 10 miles away, Texas A&M University is a public research university enrolling nearly 80,000 students each semester, the country’s largest student body.

City parks and recreation centers

Scurry Park, Bryan’s oldest park, is located in Carver and adorned with post oak trees. The park includes two playgrounds, a lighted basketball court, a half-mile track and a picnic pavilion with tables and grills. Also in the neighborhood is Neal Park, with sand volleyball, a lighted tennis court, a lighted basketball court, pickleball, several playgrounds and more, and Neal Recreation Center, which offers adult and youth programming. Less than 5 miles away, Travis Bryan Midtown Park is a large city park and sports complex with baseball and softball fields, an indoor baseball and softball training facility, a Topgolf and the Legends Event Center, which hosts sports leagues and other regional events.

Dining in downtown Bryan and grocery shopping at H-E-B

Carver borders downtown Bryan, where residents can dine at various local restaurants. The Proudest Monkey serves burgers, tacos and craft cocktails and has sports on its TVs. Longhorn Taven Steakhouse is a longtime local restaurant boasting Texas-style cuisine and hospitality, serving ice-cold drinks and chicken-fried steak. RX Pizza & Bar serves wood-fired pizza and a variety of craft cocktails. On the first Friday of every month, downtown Bryan celebrates First Fridays, where the streets fill with live music, art demonstrations, food vendors and more. An H-E-B less than 1 mile from Carver provides convenient access to groceries.

Getting to the nearest hospital and airport

Highway 21 cuts through Carver, providing easy access in and out of the community. The nearest medical center is St. Joseph Health Regional Hospital, less than 5 miles away. Less than 10 miles away, Easterwood Airport offers nonstop service to Dallas-Fort Worth.
