Ranches and duplexes near Bryan’s Midtown Park
Villa Forest West’s housing options may not be overwhelming, with duplexes and smaller ranch-style homes, but its location is slowly becoming more desirable. Planned amenities in midtown Bryan, especially at Travis Bryan Midtown Park, will be coming online soon. In the meantime, students willing to be a couple miles out from Texas A&M’s campus and families looking for a lower price point than closer to downtown Bryan can look to Villa Forest West.

Development at Midtown Park
The city of Bryan is working to transform Travis Bryan Midtown Park, located just across Finfeather Road from the neighborhood. Built around a lake, the park currently includes a skatepark, an event center for basketball and volleyball tournaments and a BigShots Golf driving range. Still in development are an indoor tennis facility, a boardwalk and boathouse, a $4.5 million playground and Schulman Movie Bowl and Grill, a combination movie theater and bowling alley. The playground and Schulman Movie Bowl and Grill are each projected to open in 2025. Just up the street from Midtown Park is the Travis Athletic Complex, the home of Bryan Little League Baseball, as well as the Brazos Valley Bombers of the Texas Collegiate League.
A ship-shape seafood spot
While Villa Forest West is a little removed from many of Bryan’s commercial centers, a small shopping center anchored by a Walmart sits just across Harvey Mitchell Parkway. The center also holds a Panda Express, a Chick-fil-A and a McDonald’s. Residents can also take Villa Maria Road east towards Texas Avenue, lined with businesses like H-E-B and Walgreens. But before Villa Maria hits Texas Ave, drivers pass a uniquely Bryan restaurant, the Shipwreck Grill. “It’s a little local place, but it’s phenomenal,” Gutierrez says. “They’ve built a ship on the front of it and you can see it as you drive by.”
Investment properties in Villa Forest West
While the neighborhood has some apartment complexes, duplexes make up much of Villa Forest West’s housing. More of the homes are owned as investment properties and rented out, rather than owner-occupied. “It’s a lot of rentals,” says Anthony Gutierrez, a Realtor with Keller Williams Realty Brazos Valley who has worked in the area for seven years. “It’s not a lot of short-term rentals, but a lot of students at Texas A&M and families. It’s probably 50-50 between students and families.” Single units sell between $150,000 and $200,000, while entire duplexes go from $300,000 to around $400,000. Meanwhile, ranch-style single-family homes line Forestwood Drive, generally selling between $200,000 and $300,000.
Bryan ISD education
Kids in Villa Forest West start their education at Ross Elementary School, with the kindergarten-through-fourth-grade school receiving a C-plus grade from Niche. They then move on to Jane Long Intermediate School for fifth and sixth grade, followed by Stephen F. Austin Middle School for seventh and eighth, both given a B-minus. B-graded Bryan High School offers the International Baccalaureate program, while middle schoolers can apply to A-rated Bryan Collegiate High School to work simultaneously towards a high school diploma and an associate degree. Meanwhile, many neighborhood residents are students at nearby Texas A&M, the second-largest university by enrollment in the country.

Brazos Transit District buses to Texas A&M campus
Located just off Harvey Mitchell Parkway, Villa Forest West sits a little further out from downtown Bryan or College Station than many other neighborhoods. But it’s still an easy drive from each, as students who live in the neighborhood can take a 3-mile commute to Texas A&M. It’s the same distance to the center of Bryan. The Maroon Line of the Brazos Transit District bus system also passes through the neighborhood, offering another way for students to get to class. Those traveling further can take a flight from Easterwood Airport, which has commercial service to Dallas-Fort Worth International, while the nearest major airport is George Bush Intercontinental 90 miles away in Houston.
First Fridays and fall Saturdays in Bryan-College Station
Families flock to the monthly First Friday festival in downtown Bryan, when the city blocks off streets for live music and local businesses sell their products. But on fall Saturdays, Bryan-College Station turns its focus to Kyle Field to root for the Aggies of Texas A&M. Kyle Field is the sixth-largest stadium in the world, at a capacity of 102,733, and the traffic — and tailgating — on gamedays affects much of the area, though to a lesser extent near Villa Forest West than closer to the stadium.
