On the lower east side of downtown Buffalo, Broadway-Fillmore is more than just the Goo Goo Dolls’ inspiration for the song, Broadway. With humble Polish immigrant beginnings, cultural diversity and government efforts are breathing new life into this established neighborhood. Culture pulses through the streets, meeting at the main artery of The Broadway Market. And restoration projects on the Buffalo Central Terminal promise an exciting, attractive future for residents. “A lot of people have moved into Broadway-Fillmore and, quite frankly, it really improved the area. It made it more cultural, and culture is beautiful,” says Ben Schwed, a Broker at Park Realty of WNY with more than a decade of experience selling homes around Buffalo. Fittingly, this urban town is centered around the two main roads that intersect in the center: Broadway runs east to west, and Fillmore Avenue runs north to south.
Buffalo Central Terminal’s past and future
Broadway-Fillmore is home to the Buffalo Central Terminal – or BCT, a towering Art Deco landmark that once served as the city's central train station. Opened in 1929, the terminal’s heydays saw daily foot traffic of more than 10,000 people. The last train departed in 1979, and BTC was placed on the National Register of Historical Places in 1984. Today, the Central Terminal Restoration Corporation has partnered with the Broadway-Fillmore community and local government to restore the historic building and revitalize the neighborhood, which locals look forward to. "The city hasn't come in to develop anything in quite some time, but now they're working on the BCT, and that's supposed to improve some things," Schwed says. Currently, the Great Lawn of the BCT hosts farmers markets, outdoor concerts, music and art festivals.

1920s colonial homes with good bones
Most homes in Broadway-Fillmore were built between 1900 and 1920 and are colonial with Stick style influences, many featuring wide front porches and full attic space. According to Schwed, these houses cost significantly less than the ones in neighboring towns because they are older and typically don’t have basements. Single-family dwellings ranging from 1,500 to 2,500 square feet, some with spacious, green fenced-in backyards and narrow driveways, generally sell for between $120,000 and $220,000. The housing market in this neighborhood is also teeming with investment properties. Homes with good bones ready for a remodel or transformation into a multifamily property might start around $50,000 and grow upwards of $250,000. “But in the past few years we've seen an uptick in homeownership,” Schwed says. “A lot of people have moved into Broadway-Fillmore and, quite frankly, it really improved the area. It made it more cultural, and culture is beautiful.”

Buffalo’s private, religious and public schools
Broadway-Fillmore's selection of religious schools further reflects the community's cultural diversity. Universal School and The Darul Uloom Al Madania are both private Islamic schools that serve students from elementary through high school. Bishop Timon-St. Jude High School is a private, all-boys Catholic school with an A-minus Niche grade. Public school students are served by Buffalo Public Schools. They can begin with a 10-1 student-teacher ratio at Harriet Ross Tubman Academy, a kindergarten through eighth-grade school with a C-minus grade from Niche. Students can advance to a 7-1 student-teacher ratio at East Community High School, which Niche grades a C-plus.

History and recreation at Dr. MLK Park
Residents living in Broadway-Fillmore are close to Dr. Martin Luther King Jr. Park, located just north of the neighborhood. This 56-acre park has green space where recreational teams play, a playground and a splash pad for the warmer months. There’s also a Tribute Plaza with an outdoor sculpture honoring the park’s namesake, and jazz concerts are held on the grounds throughout the summer. The Buffalo Museum of Science is on site, where families explore natural history through interactive exhibits. More centrally located, Lincoln Park has a small outdoor field and basketball court, and the accompanying Lincoln Field House offers game rooms and multipurpose studio space.

The neighborhood’s rich culture can be seen through its Middle Eastern eateries. Restaurants that serve halal menus include Alibaba Kebab and Almandi. Yemen Star Restaurant is a local favorite, where diners can share an order of hummus and Yemeni classics like succulent lamb. Getting around Buffalo on the NFTA
Living near the city center comes with public transportation perks. The NFTA light rail picks up passengers at plenty of stations on the west side of town, and the NFTA bus system services the neighborhood. For travel outside of Buffalo, drivers can hop on U.S. Route 62 which runs along the east side and access Interstate 90 when they head south. City proximity can also come with higher-than-average crime reports. According to CAP Index, Broadmay-Fillmore scores a 7 out of 10, in comparison to the national average of 4. Browsing the aisles of the Broadway Market
Cultures come together at the centrally located Broadway Market, a community gathering spot that’s been open since the 1880s. Residents can shop for produce, baked goods and specialty food items at the market, which also offers live music and events that showcase the area’s diversity. On the northern end of Broadway-Fillmore is the Islamic Center of Masjid Zakariya, and on the southern end is Saint Stanislaus Roman Catholic Church. This cathedral is easily identifiable by the two spires that stand tall amongst its Gothic-era architecture.
