Houses, predominantly from the 1880s to 1920s, showcase stick and shingle styles. “There a lot of multi-housing and cute cottage-style houses,” says Maureen Flavin, a Realtor with Howard Hanna, who has 32 years of experience in Buffalo. Wide porches and second-story balconies adorn homes offering around 1500 square feet of living space. Despite the appealing features, homes in Grant-Amherst sell within 22 days, and the neighborhood faces a low inventory, much like the surrounding region. “It’s going through a transition currently,” Flavin says. “The prices are a bit lower, and there’s a lot of rentals and investors buying.” With a median price of $151,000 — a 33 percent increase from 2022 — properties often present opportunities for TLC at a much lower price than the rest of the state.
