Besides Masten Park itself, on the southern side of the neighborhood, the area is almost entirely residential. Homes dating to between 1900 and 1925 are the most common here, with some even having been constructed as far back as the mid-19th century. “The housing stock in Buffalo is some of the oldest in the nation,” Blake says. “It’s rare to find something in the city proper that’s newer. There’s colonials, Victorians and large properties, for the most part, and right on Masten Park there’s big, stately properties.” A mix of single- and multi-family homes along sidewalk-lined streets, the historic area is defined by its long, gridded streets. Wide porches and some balconies adorn the fronts of homes here, and prices typically span from around $50,000 for homes in need of renovation to about $200,000 for larger, multi-unit residences.Going to class in Buffalo Public Schools
Since Buffalo Public Schools acts as a district of “choice” for kids here, students have a variety of options to choose from when it comes to education. Schooling can begin at P.S. 53 Community School, which enrolls pre-kindergarten all the way up through eighth grade. It scores a C-minus with Niche and has a student-to-teacher ratio of nine to one. Following P.S. 53, students can then move on to schools like Middle Early College High School, which rates at a B and has sports teams for basketball, soccer and more. Masten Park’s namesake is the largest green space in the area, lying along the southern boundary just inside the neighborhood. The rectangular park has plenty of sports facilities, including a quartet of basketball courts, a baseball field and a football field surrounded by a track, as well as a pool. Just southeast, Dr. Martin Luther King, Jr. Park has a large splash pad to cool off in the summer months, a playground and the Buffalo Museum of Science on its grounds. At the museum, visitors can learn about space, wildlife and more. Delaware Park, with the Buffalo History Museum, the Buffalo Zoo and Hoyt Lake among its attractions, is just up Main Street.An array of western New York eateries
Main Street, which runs along the western boundary of the Masten Park neighborhood, is one of the area’s prime spots for retail shops and restaurant atmospheres. “You have your spots on Main Street, where there’s a few block by block,” Blake says. “Between Richmond and Elmwood is the sweet spot for shopping and dining.” On Main Street, Unapologetic Coffee makes no apologies for its locally-owned storefront and catering services, and farther up the road Eggsperience Vasilis Main Street embraces its pun-based name with breakfast and brunch options. Just south sits the Anchor Bar, known as being the birthplace of chicken wings. Farther west, in that space between Richmond and Elmwood, residents can head to “The Place” for a bite at one of the area’s oldest tavern establishments, while a broader scope of items can be picked up at the neighborhood Tops Friendly Markets. The eclectic selection of local stops also includes manicuring details at Amy’s Nails and memberships at the Buffalo Cigar Club.Art-based attractions
One of Delaware Park’s other staples is the Buffalo AKG Art Museum, which showcases art forms across the spectrum, from surrealism to pop art to contemporary pieces. Artists featured within its halls include Vincent van Gogh, Pablo Picasso and Jackson Pollock, and the museum has been in operation for more than a century. The Allentown Art Festival has run for nearly seven decades and showcases vendors and demonstrations over a full weekend of celebration in the summer, while the newer Elmwood Village ArtFest has food trucks, performances and displays over the course of a weekend closer to fall.Driving around downtown
Route 33, also known as the Kensington Expressway, runs northeast from downtown Buffalo up along Masten Park’s eastern boundary, eventually turning more directly east and rolling all the way to Rochester. “198 cuts right through the city,” Blake says. “There’s quick access to the thruway system if you hop on 198 or Route 33.” In the opposite direction, Masten Park residents can head to the downtown or Interstate 90. The Scajaquada Expressway completes its arc here as well, terminating in an interchange with the Kensington. The network of thruways allow for travel throughout Erie County. Niagara Frontier Transportation Authority operates both bus and subway services in the area, as well.
