The heavily forested neighborhood of Cumberland Ridge sits on the shores of Lake Palestine and features a wide variety of large, custom-built homes. Recreation can be had all summer long on the reservoir or at the nearby golf course at Eagle Bluff’s Country Club. Established in 1972, the community here has roots almost as deep as the mature oak and pine trees overhead. Downtown Tyler is 17 miles away, and there is limited commercial activity in the area, but that’s how homeowners like it. “It’s got varied terrain; you go through hills and wooded areas,” says Stephanie Miller, a local broker and Realtor with Standard Real Estate. “It’s got a feel like you’re still close to nature, and there’s extra space to roam.”

Lake Palestine is popular for watersports and fishing
Lake Palestine is the primary attraction, and the marina makes it easy for residents to launch into the 25,000-acre reservoir. Days on the water include everything from wakeboarding to sailing. Thanks to its underwater vegetation, the lake is a fishing mecca and consistently hosts largemouth bass tournaments. “They have firework shows on the lake for the Fourth of July and New Year,” says Holly Fitzgerald, a Realtor with East Texas Preferred Properties. “They’re incredible; you can watch them on the other side of the lake.” For recreation on dry land, residents can head to the four pocket parks scattered throughout. Eagle’s Bluff Country Club is about a mile away and offers numerous amenities, including tennis courts, swimming pools and social events. Golfers flock to the club’s Augusta-style golf course. Different levels of membership are available to non-residents.

Housing styles in Cumberland Ridge vary, but one thing that remains constant is the towering trees and expansive grassy lawns. “It’s cool because you have views of nature everywhere,” Fitzgerald says. “There’s a lot of wildlife, deer, raccoons, armadillos, so if you’re into that, this is a good place to be.” Styles range from stately ranch homes with brick facades to modern farmhouses with white exteriors and black trim. Rural wooden cabins and Spanish-style builds can also be found scattered throughout the heavily forested streets. “There are all different kinds of larger homes here, stone, brick, cedar siding,” Fitzgerald says. “One I sold was really cool. It looked like a castle. It had a little moat walkway up to the medieval door. It took a special person to buy it because it was definitely different.” Depending on year built and number of bedrooms, properties on dry lots range between $400,000 to $700,000. Lakefront estates line the shore and feature private boat docks that jet into the blue water. These builds typically cost more and price between $800,000 and $1.25 million. Most residences sit on plots of land that range close to an acre, and many homeowners enjoy Texas sunsets from their spacious wooden decks. The CAP Index crime score for Cumberland Ridge is 2 out of 10, which is half the national average of 4.

Cumberland Ridge has an active HOA run by volunteer committees from community members. The Architectural Control Committee sets building standards for new construction, including requirements on everything from deck materials to a stormwater-protection permit. Outside of homeowner property, the HOA manages the neighborhood’s facilities and marina.
Highly rated Bullard public schools
The neighborhood is zoned into the highly rated Bullard Independent School District, although many of the campuses are over 8 miles away. Younger students begin their education at Bullard Early Childhood Campus, which scores a B on Niche. Bullard Primary School (1-2), Bullard Elementary (3-4), Bullard Intermediate School (5-6) and Bullard Middle School (6-8) all receive an A-minus rating. The B-plus-rated Bullard High School offers varsity-level sports and extra-curricular activities ranging from fine arts to engineering and culinary arts. Brook Hill School is an A-plus-rated private education option 9 miles away. The Christian day-boarding school is renowned for its college preparatory curriculum and features a 9:1 student-teacher ratio.

Seclusion is preferred in Cumberland Ridge, and residents don’t mind driving to reach commercial areas. “We’re in East Texas, so we’re used to driving a ways to get something to eat,” Fitzgerald says. “You’re probably about 20 to 25 minutes from dining in South Tyler.” Brookshire’s is the closest grocery store, 4.5 miles away, and fast-food restaurants like Sonic and Taco Bell can be found nearby. Hondo & Shorty’s is a popular burger joint 9 miles away that serves cheeseburgers and chicken fried steak. For more extensive shopping and dining, The Village at Cumberland Park is an outdoor retail mall located 14 miles away in South Tyler.

Highway 155 and health clinics
Highway 155 runs north of the neighborhood and connects residents to downtown Tyler, 17 miles away. UT Health East Texas and Christus Health have medical clinics along this highway, just 5 miles from the neighborhood. Tyler Pounds Regional Airport is 20 miles away and has multiple daily flights to Dallas Fort Worth International Airport via American Airlines. Dallas is 112 miles away, roughly equal to a two-hour drive.
