Private Colorado River beach access
People like to fend for themselves in Mohave County. In rural parts of this vast desert community across the Colorado River from Nevada, amenities like hospitals, law enforcement and grocery stores are intentionally hard to find. But the HOA in the riverside residential community of Playa del Rio is so strong that people join it by choice. “A completely voluntary HOA is not something we often see out here, and typically, people would opt out without a second thought, but the perks are worth it,” says Kris Schoppers of Realty One Group Mountain Desert, who has nearly two decades of experience in Bullhead City. “If you do join, you have access to a private gated beach, picnic areas and a boat launch and out here, it’s all about how easily you can access the river.” The HOA’s private recreation area offers the only beachfront access in the neighborhood, but even non-members can usually walk to public beaches and swimming areas from their homes.

Don Sullivan dog park and fun at Rotary Park
Non-HOA members can walk to the public Don Sullivan Park, a quiet, dog-friendly beach where people can swim. Just a mile up the shoreline is the massive Rotary Park, a 300-acre recreation space with 1.2 miles of sandy beach and a boat launch. Kids play baseball, football and softball on the park’s lighted fields, and grownups can play pickleball, basketball and tennis on its courts. Dogs can play in a fenced-in area and people can practice their tricks at the skate park. The Chaparral Golf and Country Club hosts league play on different nights throughout the week on its 18-hole championship course. The club also has a restaurant and pool area.

Ranch-style houses and large villas
Playa del Rio features a wide range of housing options, including manufactured homes costing between $220,000 and $250,000. Ranch-style builds with attached garages cost $230,000 to $375,000, and three-story, Italian villa-style properties sit right on the river, taking up about 6,000 square feet of space. These cost between $1.5 million and $2.7 million. “It’s an older community, so some of the houses aren’t remodeled, and those will be under a million regardless of location on the river,” says Schoppers. Riverside houses near the river sit right next to each other on quiet residential roads. It gets hot here in the summer, with temperatures often exceeding 110 degrees.

Dining and drinking Bloody Marys at CoVeu
Locals can head to CoVeu Drinkery and Eatery for breakfast, lunch or dinner. The restaurant has a patio with views of the Colorado River and string lights hanging from palm trees. Loaded Bloody Marys come with toppings like bacon and onion rings. Oriol’s Mexican and Seafood offers a vibrant environment with brightly painted murals on the walls. The menu has fajitas, nachos and burritos. Residents visit Riviera Roadhouse to watch sports or play a game of pool or darts. Shoppers can get groceries at Walmart, located a mile away off Mohave Valley Highway.

Starting at Diamondback Elementary School
Kids in the area attend the Bullhead Elementary School District, beginning at Diamondback Elementary School. Diamondback Elementary holds a C-plus rating on Niche and has an 18-to-1 student-teacher ratio. “We loved Diamondback Elementary, and even after we moved outside the zone, we kept our kids enrolled there,” says Tara McMullen of Premier Executives Real Estate, who is a Bullhead City local. Next are Fox Creek Junior High School and Mohave High School, both of which have C grades. The Mohave High School football team had an 11-2 record in 2023 and won the sectional championship. The school also features women’s teams in beach volleyball, flag football and badminton.
Quick access to Highway 95
Just a few blocks east of the neighborhood is Highway 95, which provides access to Bullhead City, 8 miles away. Las Vegas is home to the nearest major airport, 105 miles north on 95. The Bullhead Area Transit bus stops at the corner of Via Arroyo and Paseo Redondo.
