Living on the Colorado River
Located on the eastern banks of the Colorado River, River Front is a skinny waterfront neighborhood of single-family homes and condos in Bullhead City, Arizona. From their homes, neighbors can see the bright lights of the gaming clubs in Laughlin, Nevada on the other side of the Colorado. “The river is everything in Bullhead City, so being right on the water is huge,” says Tara McMullen of Premier Executives Real Estate, a Bullhead City local. “The other big thing is being close to the gaming in Laughlin, and in River Front, you can literally see the casinos.” The entire neighborhood is residential, but shopping and dining options are located within a couple of miles.

Big Bend Beach, and Laughlin casinos
River Front homes are just across the Colorado from the Big Bend of the Colorado, a massive Nevada state park with roughly 2 miles of shoreline. Locals set up picnics and spend the day lounging on the beach and swimming in the river. Others kayak, throw in fishing lines, go boating and hike on trails and through canyons. Residents head to nearby Rotary Park, less than a mile from the neighborhood, to let their dogs run off leash in the dog park and play nine holes of disc golf with scenic views of the river. The skate park was recently renovated, and kids can enjoy the three shaded playground areas. “Rotary Park has seen millions of dollars in renovations over the past four or five years,” McMullen claims. The park also has baseball, softball and soccer fields hosting regular youth sporting events. Adults can travel 8 miles across the river to Laughlin for gaming at the town’s many casinos.

Waterfront homes with dock access
Homes in River Front are some of the priciest in Bullhead City. Houses on the river come with private docks and cost between $1.3 million and $2.4 million. Ranch-style houses and tri-level builds a couple of streets back from the water are in the $515,000 to $650,000 range, while small inland homes are in the $245,000 to $280,000 range. Condos from the past decade on the southern edge of the neighborhood cost between $180,000 and $240,000. Most of the homes in River Front have driveways and multicar garages. “One of the major draws here is that you can see the lights from the Laughlin casinos right across the river,” McMullen says. There is no grass landscaping because of the extreme heat; temperatures routinely reach 115 degrees or higher in the summer months.

Dining at Voodoo Cove
There’s no shopping or dining in River Front, but plenty of options are available within a couple of miles. Voodoo Cove is a fun restaurant with stacked burgers and large soft pretzels. Diners can enjoy a cocktail in a skull-shaped glass on the patio with views of the river while listening to karaoke on weeknights. Authentic Mexican food is found at Agaves. Neon signs light the atmosphere while customers sip on 22-ounce margaritas. For Asian fusion, locals flock to MeYou Thai Attorote. Grocery shopping is done at the Smith’s and Walmart, both within a couple miles of homes.

Bullhead City School District
Kids in the area attend the Bullhead City School District, beginning at Desert Valley Elementary. Desert Valley has a B-minus rating on Niche and hosts the Scholastic Book Fair each spring and fall. Kids then move to Bullhead City Junior High School, which has a C-plus rating, and the C-graded Mohave High School.
Highway 95 to Las Vegas
River Front is a mile from Highway 95, which residents take 8 miles north to Laughlin or 8 miles south to Fort Mohave. Las Vegas is 105 miles away and home to the closest major airport. There’s no public transportation, so locals rely on cars to get around.
