New builds on the Colorado River

Just off the eastern banks of the Colorado River, Rivers Edge is a popular subdivision 8 miles south of Bullhead City. “It’s the only subdivision to my knowledge in the area that is completely new builds,” says Nancy Laughlin of Insight Investments, who has nearly four decades of experience in the Bullhead City area. “We started out in 2019 with 164 homes in the neighborhood, and there’s only 18 left. That’s through COVID and everything. People keep buying in this neighborhood.” Despite its proximity to the river, Rivers Edge has no waterfront properties, but people can easily walk to the Colorado from their homes. It's a completely residential neighborhood, but restaurants and parks are all within 2 miles.

Ranch-style, Mediterranean homes

The subdivision features ranch-style houses with three or four bedrooms and multiple bathrooms. Private driveways and multicar garages are typical, and people can walk to their neighbors’ houses via sidewalks. Homes have Mediterranean touches like stucco facades and tile roofs. The sweltering Arizona climate means lawns have rock and cactus landscaping instead of grass. Prices range from $370,000 to $480,000. “It’s a great price point for what you get,” says Laughlin. “You won’t get a new build for the price in California, Las Vegas, Phoenix or anywhere else within a four-hour drive.” Homes are clustered together, but lots are big enough for private pools.

Baseball, swimming and skateboarding at Rotary Park

The neighborhood’s proximity to the Colorado River gives neighbors easy access to swimming, boating and fishing. Rivers Edge is just 1 mile from Bullhead City Rotary Park, a massive 300-acre recreational facility with a beach and fields for baseball, football and soccer. Residents can check out the skate park or grab a paddle or racquet and head to the pickleball and tennis courts. On the other side of the river is the Big Bend Recreational Beach area. This 2-mile section of beach has plenty of room for picnics and sand volleyball. Locals take advantage of the public boat launches and can sleep under the stars at the spacious campgrounds.

Dining at Agaves and shooting pool at CoVeu

For Mexican food, residents visit Agaves. The casual restaurant offers 22-ounce margaritas, large taco platters and patio seating. CoVeu Drinkery and Eatery is another popular spot to shoot pool, watch live music or grab lunch or dinner. MeYou Thai Attarote has the feel of a low-key café with small, brightly colored circular tables and chairs. The Asian fusion eatery has a large menu with curry, noodle and rice dishes and boba tea. Grocery shopping is done at Smith’s or Walmart, located within 2 miles of all homes.

Bullhead City School District

Kids in Rivers Edge attend the Bullhead City School District, beginning at Desert Valley School. Desert Valley has a B-minus Niche grade and a 17-to-1 student-teacher ratio. The elementary school hosts Scholastic book fairs in the spring and fall. Students then attend Bullhead City Junior High, which has a C-plus grade, before Mohave High School. Mohave High receives a C Niche score and is known for its football program. The team won the district championship in 2023.

Highway 95 to Laughlin

There is no public transportation available in Rivers Edge, so a car is necessary. The neighborhood is just a few blocks west of Highway 95, which residents can take 8 miles north to the casinos and restaurants in Laughlin, Nevada. About 90 miles up the road is Las Vegas, home to the nearest major airport.
