Less than a mile from the eastern bank of the Colorado River in Bullhead City, Riverview Park is a neighborhood where residents enjoy the outdoors and their privacy. “The neighborhood is right across the street from Bullhead City Rotary Park, which has a beach and boat launch so you can be on the river in minutes,” says Sarah Juarez of Black Mountain Valley Realty, who has two decades of experience in the area. “The other attractive thing is that there’s no HOA, which is something people in this area really appreciate.” The neighborhood is completely residential, but locals take advantage of its proximity to parks, beaches and golf courses.

Rotary Park features over a mile of riverfront beach access, where locals can lay out, swim in the Colorado River or play beach volleyball. Just to the south is Chaparral Golf and Country Club, which features league play throughout the week. Members can also access the club’s pool and restaurant. Manufactured and ranch-style homes
Housing in Riverview Park is a mix of manufactured homes and ranch-style houses. Manufactured units cost between $80,000 and $180,000 and have RV parking, while ranch-style homes have Mediterranean stucco facades and cost between $220,000 and $305,000. “It’s affordable compared to a lot of the other neighborhoods in the area,” says Juarez. “It’s also an older area, so lot sizes are larger than new developments.” Properties sit on dusty desert roads with little through traffic. Lots are enclosed with chain-link fences, and ranch-style homes have garages, although it’s common to see jet skis and small boats in driveways and on the roads. Rock landscaping is favored over grass lawns because of the sweltering Arizona climate, and many properties feature palm trees and American flags waving from tall poles.
