Quiet living near Western Arizona Regional Medical Center

Proximity to main roads and a major hospital are the biggest draws to the Tierra Grande neighborhood, just a couple of miles south of Bullhead City. “Most homes are walking distance to Western Arizona Regional Medical Center, so we get a lot of medical professionals in the area,” says Azar JamNejad of US Southwest LLC, who has over 30 years of experience in the aera. “You are also in between the two major arteries of the area, Highway 95 and Bullhead Parkway, so it’s very easy to commute.” Bullhead Parkway leads 7 miles north to the casinos and restaurants in Laughlin, while Highway 95 takes shoppers to the retail stores 8 miles south in Fort Mohave.

Ranch-style Mediterranean homes

Most of the homes in Tierra Grande are ranch-style builds, with a few tri-levels mixed in. Houses have Mediterranean influences like stucco facades, rounded archways and tile roofs, and prices range between $230,000 and $490,000. Newer builds tend to cost more, and homes sit on quiet, residential roads with little through traffic. Private driveways and multicar garages are shaded by tall palm trees. Properties feature rock landscaping over grass yards, and many homes sit on lots large enough for private pools.

Rotary Park has a beach, pickleball and a skate park

Just west of the neighborhood is the Riverview Resort Golf Course, a public 9-hole Par 3 course with tennis and pickleball courts. Locals are also 5 miles from the massive Bullhead City Rotary Park, which has more than 300 acres for swimming, lounging on the beach and sand volleyball. Youth baseball, soccer and football teams play their games at Rotary Park, and the skate park and dog park are also favorites among locals. Tierra Grande features an entrance into the Arizona Peace Trail, the longest off-highway vehicle loop in the United States. Thrill-seekers hop on ATVs or motorbikes and ride the 675-mile loop connecting Bullhead City to other Arizona municipalities like Yuma.

Near Mohave Steakhouse and Target

While the Tierra Grande neighborhood has no shopping or dining options, plenty of retailers sit within a couple of miles. “It’s a five or six-minute drive from Lowes, Target, Wells Fargo and plenty of other big brands,” JamNejad says. Wild Roadrunner Restaurant is a popular spot for lunch and dinner with a full bar, an extensive cocktail menu and plenty of TVs for watching live sports. Mohave Steakhouse has an intimate, dark-wood interior and serves things like steak and seafood. Grocery shopping is done at Smart & Final, located 4 miles from the center of Tierra Grande.

Sunrise Elementary has an 18-to-1 student-teacher ratio

Kids in Tierra Grande attend the Bullhead City School District, beginning at Sunrise Elementary School. Sunrise has a C-plus Niche rating and an 18-to-1 student-teacher ratio. The school partnered with Instructional Empowerment before the 2023-24 school year to help close the post-COVID achievement gap. Fox Creek Junior High and Mohave High School both have C ratings.

Just 7 miles from Laughlin

Silver Creek Road intersects the neighborhood and provides access to Bullhead Parkway to the east and Highway 95 to the west. Residents can take either road 7 miles north to Laughlin, Nevada, and Highway 95 leads 100 miles north to Las Vegas, which has the closest major airport. The neighborhood has no public transportation, so a car is necessary for getting around.
