Bumpass is a rural community in central Virginia where you can find open space and waterfront properties on Lake Anna. Families are drawn here for highly rated Louisa County schools and a friendly atmosphere where people know their neighbors, while the lake attracts buyers looking for a peaceful retreat. Located about 30 minutes from interstates and an hour from major cities like Richmond, Bumpass is off the beaten path, but proximity to Montpelier lets you take care of everyday errands in a relaxed, small-town atmosphere.

What homebuyers can expect to pay in Bumpass

Bumpass has a blend of rural farm properties and homes in lakefront subdivisions. “You have everything from small, tiny homes to big, large homes to big hundred-acre farms,” says Crystal Biggers, a lifelong Bumpass resident and an associate broker and Realtor with Homelife Access Realty. The median home sale price is in the lower $400,000s, higher than Richmond’s overall median but lower than that of Montpelier, Mineral and Beaverdam. You can find:

  • Fixer-uppers from the lower $100,000s to the lower $200,000s
  • Ranch-style homes under 2,000 square feet from the lower $200,000s to the mid-$400,000s
  • Larger ranch-style and New Traditional houses from the mid-$300,000s to the upper $700,000s
  • New-construction farmhouses and waterfront cottages from the mid-$600,000s to the mid-$900,000s
  • Waterfront homes with luxury finishes and private docks from the mid-$900,000s to around $2.7 million
Most properties are an acre or more, and you can also find undeveloped land for sale, including lots on the lake.

Kids attend schools in Louisa or Spotsylvania

Families living south of Lake Anna are served by Louisa County Public Schools, while those on the north side are served by Spotsylvania County Public Schools. Both districts get high ratings. Biggers says that Louisa County High School’s football team draws big crowds. “We may be rural, but we have a Jumbotron on our football field,” she says. “Our football team is the who’s who.” Spotsylvania High School has an International Baccalaureate program and is one of six schools that host The Commonwealth Governor’s School.

A welcoming rural retreat for families and retirees

Bumpass’ mix of rural properties and lakefront retreats appeals to families and retirees, and newcomers to the area will find friendly longtime residents and others who recently moved here for more space and a quiet atmosphere. “Bumpass is a very rural place. I grew up here, and I know all the original people here. I have a friend now who moved here from Pennsylvania. She has never seen a more welcoming place for people who move in,” Biggers says. “We can’t send our kids next door to play, but my kids go through the woods and go over to the neighbor’s house and I don’t have to worry so much.”

It takes about an hour to drive to the closest cities

Depending on where you live, it can take around an hour to get from Bumpass to Downtown Richmond, Fredericksburg or Charlottesville. From the community’s center, it takes around 30 minutes to get to Interstate 64 or Interstate 95, but since Bumpass covers such a large area, some homes may be only minutes from I-64.

Fiber internet is widely available

If you work remotely or need a strong internet connection, you can get fiber internet from Firefly, which is fast and reliable. You can also look into satellite internet providers like Starlink, which has broad coverage but lower speeds than fiber. Other options include wireless 5G home internet and DSL internet.

Lake Anna entertainment and Montpelier essentials

Lake Anna is the biggest attraction in Bumpass. If you don’t live on the lake, you can still access the water at Pleasants Landing, a public beach with a boat launch and a marina. Pleasants Landing also has El Gran Patron Sosa Family Restaurant, a popular hangout serving Mexican food. For everyday errands, Biggers says residents head to Montpelier, 20 minutes away. Here, you can:

  • Shop for groceries at Food Lion and Dollar General
  • Pick up a prescription from Montpelier Pharmacy or CVS Pharmacy
  • Browse the antiques at Plum Pickings
  • Sit down for a meal at Dave and Phriends Grill or Portofino Ristorante Italiano
