Residents enjoy backyard access to Buchanan Lake's calm waters
Buchanan Lake is steeped in Hill Country allure, surrounded by grassy limestone and granite hills that bloom with wildflowers every spring. The neighborhood is both a warm-weather destination and a year-round community, named for the nearly 35-square-mile lake at its heart. “It’s beautiful,” says longtime local Bruce Jones, a Lake Homes Realty broker. “It’s got waterfalls on the north end, where the Colorado River flows in. Eagles nest over there.” Vanishing Texas River Cruises offers visitors lake tours, including glimpses of the cliffs where eagles nest, but residents of the community can cast off from their backyard and explore the calm waters anytime.
Public boat ramps and natural attractions around Buchanan Lake
Free public boat ramps are available on the east and west sides of the lake. The Buchanan Dam is on the southern end, and from there, the Colorado River flows into Inks Lake before meandering down to its confluence with the Llano River in Kingsland. Inks Lake State Park features 9 miles of trails that wind through a rocky landscape laden with bluebells and Indian paintbrushes in the springtime. Visitors come to hike, boat, kayak, fish and more. Spider Mountain Bike Park is a popular destination on the east side. It is the country’s only year-round lift-served bike park and has trails for mountain bikers of all levels, from its new Daddy Long Legs beginner trail to black diamond trails like Sticky Icky. The area is surrounded by many natural attractions, including the underground walkways at Longhorn Cavern State Park.
Lake homes range from mid $100,000s to $6 million
Jones says the neighborhood has a mix of full-time residents and folks who only summer by the lake. There’s a wide variety of homes, with prices differing greatly, depending on square footage, acreage and age. Manufactured homes cost between $140,000 and $500,000. Vintage midcentury cottages and ranch-style houses start around $175,000 and can quickly jump to $2 million. HOA fees, when applicable, vary between subdivisions. Most waterfront properties require flood insurance. Contemporary homes fall within a similar range, save for multi-acre, new-construction houses, which can climb to $4 million, and the occasional hundred-plus-acre hunting property, costing up to $6 million.
Llano ISD and Burnet ISD serve the Buchanan Lake area
Two school districts serve Buchanan Lake: Llano Independent School District and Burnet Consolidated Independent School District. Some streets to the west are zoned for Llano, graded B on Niche. Options include Packsaddle Elementary, graded C-plus, Llano Junior High, graded B-plus and B-rated Llano Senior High.Burnet serves the rest of the neighborhood. Students start at B-rated Grove Elementary, before going to RJ Richey Elementary for Grades 3-5 and Burnet Middle for Grades 6-8, both of which earn a B-minus. Burnet High is graded B. Burnet High and Llano High offer dual enrollment opportunities with Angelo State University.
Hooper’s in Kingsland is a must-visit for horror fans
Jones says residents tend to run errand in Kingsland or Burnet. Kingsland is about 15 miles away, depending on where the trip starts. The unincorporated town’s main drag is lined with a mix of local and chain businesses.
H-E-B and Dollar General are the main places to grab essentials. Hooper’s is a local favorite – and a national attraction for horrorheads – serving classic Southern fare inside the iconic farmhouse where “The Texas Chainsaw Massacre” was filmed.
Burnet is 9 miles from the south end of the lake. Shopping options are similar to Kingsland’s, including H-E-B and Dollar General, but it also has the nearest hospital, Ascension Seton Highland Lakes.
Buchanan Lake is 80 miles northwest of Austin
The neighborhood is about 80 miles northwest of Austin. Texas State Highway 29 takes drivers halfway before it intersects U.S. Route 183, which runs through the city. Austin-Bergstrom International Airport is closer to 90 miles away. San Antonio is around 112 miles south.
