Callaway, a city of over 13,000 just outside Panama City, is quickly growing. "It's had a lot of growth since Hurricane Michael, and there's a lot of new houses and restaurants," says local Realtor Christina Daniels of Keller Williams Success Realty. She's sold homes across the region for over 15 years. "The new construction has been especially popular with people in the military." Callaway is one of the closest communities to Tyndall Air Force Base, about 5 miles from the city, making it particularly attractive to relocating military members and their families. Tyndall AFB is Callaway's largest employer, but tourism is Bay County's largest industry, generating billions of dollars and creating thousands of jobs. Callaway is close to popular beaches and Panama City's growing downtown.

A city with ample new construction near the bayou

The median home price is around $293,000, about $100,000 under the national median. The market is mainly made up of single-family homes, but townhomes and condos are available. The few homes built before 1950 are mostly north of Cherry Street; many have been renovated or need a few repairs. The housing stock spiked in the mid-20th century, and thousands of houses were built across the city by the end of the 1990s. Rapid housing development continued into the 21st century, and several subdivisions popped up near the water. Several homes have waterfront views and private docks on Callaway Bayou and the East Bay.

Rising Leaders Academy earns high remarks on Niche

Spending time on the Callaway Bayou

According to the Trust for Public Land, 29% of residents live within a 10-minute walk of one of Callaway's four parks. Several parks offer views and access to the water. John B. Gore Park has one of the city's few public boat ramps; the park juts into a small cove of the Callaway Bayou. New restaurants dot the parkway and State Route 22

Most of the city's commercial development is concentrated along Tyndall Parkway and State Route 22. There are a handful of grocery stores. Grocery Outlet and Winn Dixie are available in small shopping centers near the intersection of Cherry Street and South Tyndall Parkway, and Walmart Supercenter is in the city's north end. Locally-owned restaurants offer various cuisines, from seafood at ReelTime Fishers to American comfort food at PoFolks. Panama City's historic downtown is about 6 miles west of Callaway. Navigating the Tyndall Parkway

U.S. Route 98, also known as Tyndall Parkway, and State Route 22 connect Callaway with Panama City. Bay County Transportation Services offers the BayWay bus, a fixed-route bus service; route three reaches Callaway. The city's location near the coast puts it at risk of hurricanes

Due to its location along the East Bay and near the Gulf Coast, Callaway is at risk of tropical weather. According to the FEMA National Risk Index, Bay County has a high risk index for hurricanes. Many properties are in Special Flood Hazard Areas, and flood insurance is recommended. "In Bay County, you can have one house in a flood zone, but its neighbor could not be," Daniels says.
