Callicoon Township offers country living near the Catskills

Callicoon Township lies in the foothills of the Catskill Mountains in southeastern New York, about 10 miles from the Pennsylvania border. Small hamlets and villages like Callicoon Center, North Branch and Jeffersonville make up the town, which is home to about 3,000 residents in Sullivan County. The rural landscape is a patchwork of forests, horse ranches and dairy farms. “It’s a charming country town — not really much of a town,” says Dawn Curreri, a real estate broker with Eagle Valley Realty who’s been selling in the area for more than 35 years. “It’s quiet, which is what most people are looking for.” The township should not be confused with the nearby hamlet of Callicoon on the state line and the Delaware River.

Housing options range from modest farmhouses to luxury estates

Callicoon Township’s rural roads wind through woods and past open fields that reveal views of the Catskills. Some lots measure just under half an acre, but multiacre parcels are more common. Properties typically include large yards and plenty of parking space, and some feature hilly terrain. Older farmhouses date from the mid-1800s to the early 1900s, and modern homes were built as recently as 2024. Small farmhouses, ranch-style homes and manufactured homes typically sell for $160,000 to $330,000, while larger country houses cost $365,000 to $700,000. Large luxury estates with mountain views and amenities such as horse barns or in-ground pools fetch $725,000 to $1.2 million. Homes near the north branch of Callicoon Creek might be prone to flooding. “Just along where that creek runs, it’s in a 100-year flood plain,” Curreri says. “But I would say that in all of Callicoon Center, there’s minor flood risk — minor to none.”

Horseback riding, glamping and hiking near Callicoon Center

The Catskills are about 20 miles away, and outdoor enthusiasts have other options closer to home. Equestrians saddle up at Bridle Hill Farm, a facility that offers year-round horseback riding trails, educational programs, summer day camps and boarding services. The Callicoon Hills resort is a popular vacation destination with A-frame glamping cabins that connect to a network of hiking trails. It’s about 10 miles to Crystal Lake Wild Forest, where more trails encircle a clear lake ideal for swimming, fishing and paddleboarding. “You’re probably within 10 minutes of the Delaware River,” Curreri says. “That’s good for kayaking, rafting, canoeing and swimming.” Lake Jefferson, known as Lake Jeff, is a popular fishing spot, but structural damage to the dam contributes to low water levels during dry summers.

Jeffersonville has options for breakfast, pizza and date nights

The Cabin, a rustic tavern on the edge of a horse pasture, has been a Catskills landmark since 1971. Locals gather around the woodstove to watch the game or enjoy live music over cold beer and pub grub. Jeffersonville has more options, including breakfast and sweet treats at Jeffersonville Bake Shop or pizza and pasta at Michaelangelo’s Restaurant & Pizzeria. Tavern on Main has an outdoor patio, a beer garden and a cozy dining room for date nights. Groceries are available in Jeffersonville at Peck’s Market and Sullivan Sundries, a gourmet shop. Depending on where they live, residents might do their shopping in Callicoon, about 10 miles away, or Roscoe, about 8. “For most things, you have to travel. That’s just part of living in the country,” Curreri says. “You hate to forget to bring milk home.”

Travelers are about 120 miles from three major airports

The only major highway in the township is New York State Route 52, which runs through Jeffersonville. Limited bus service is available through the county transportation company Move Sullivan, with stops including the post office in Callicoon Center and the town hall in Jeffersonville. For 24-hour health care, Garnet Health Medical Center – Catskills is about 10 miles away. For major airports, LaGuardia, Newark Liberty and John F. Kennedy International Airport are all about 120 miles away.

Sullivan West schools serve students and the local community

Sullivan West Elementary School serves students from prekindergarten through sixth grade and receives a Niche grade of B-minus. Sullivan West High School, also known as Sullivan West Secondary, is rated C-plus. The district’s volunteer-staffed fitness center is open to Sullivan West community members on designated weekday afternoons.

Classical music in the hills at the Shandalee Music Festival

The Shandelee Music Festival has been hosting classical artists at its scenic pavilion near Sand Pond for over 30 years. The Summer Concert Series typically takes place in August.

Visitors are welcome at St. Nektarios Orthodox Monastery

St. Nektarios Orthodox Monastery, established in 1999, conducts all services in Greek and celebrates three feast days every year. Daily visitors are welcome but asked to adhere to the dress code.
