Whitman Park is an urban neighborhood at the forefront of Camden’s revitalization efforts. “It’s slowly rebuilding itself. A lot of investors are coming in and rehabbing the homes,” says Carol Terrell, a Realtor with Keller Williams Realty who has been selling homes in the area for over 12 years. Recent redevelopment efforts include remodeled homes and a new youth athletic complex in the neighborhood’s namesake park. The community is centrally located just 3 miles east of Camden’s waterfront attractions, and Philadelphia is about a 6-mile drive away across the Benjamin Franklin Bridge.

Rowhomes with street parking
Rowhomes line Whitman Park’s narrow streets. Most homes were built around the 1920s and feature brick exteriors, covered front porches and narrow fenced-in backyards. Driveways are rare, and street parking is the norm for the neighborhood. While some homes are over a century old, many have seen recent renovations and have updated kitchens, new appliances and finished basements. “There are some empty lots next to homes where people have started planting gardens. It’s really nice to see,” Terrell says. Rowhomes range from around $55,000 for a three-bedroom needing repair to about $230,000 for a three-bedroom with recent renovations and modern amenities. First-time homebuyers may qualify for the City of Camden’s First Time Homebuyer’s Program, which offers applicants a one-time deferred loan of up to $14,999. Whitman Park has a CAP Index Crime Score of 7 out of 10, higher than the national average of 4. This overall Crime Score is primarily driven by higher-than-average scores for violent crimes. The Camden County Police Department installed gunshot-recording microphones and street cameras in the neighborhood to discourage crime.

Take the bus or train into Philadelphia
The New Jersey Transit provides local bus service to the community, and Route 400 makes several stops along Black Horse Pike on its way from Philadelphia to Sicklerville. Residents are a few miles east of Interstate 676, with Philadelphia about a 6-mile drive northwest. In the southeastern corner of Whitman Park is the Ferry Avenue Station, a PATCO Speedline station that connects residents to Philadelphia in about 15 minutes. The Philadelphia International Airport is a 12-mile drive from residents.
There is a ferry in Whitman Park to assist communters.
In Whitman Park you can catch a bus on Mt. Ephraim Avenue to get around.

Students attend Camden City Public Schools
Students begin their education at Riletta Twyne Cream Elementary School, which serves prekindergarten through first grade and earned a C-minus from Niche. Older kids attend the C-minus-rated Henry Braid Wilson Family School for grades 2-5 and Morgan Village Academy for grades 6-8, which earned a 3 out of 10 from Great Schools. Teens attend Camden High School, which was rated a C-minus. The high school offers the district’s only pharmacy technician program, which partners with the local Bell Rexall Drugs to offer teens hands-on pharmaceutical experience to prepare them for future careers in health care.
Morgan Village Middle School has students in gardes 6-8.
Camden High School has grades 9-12.

Local markets and award-winning restaurants
Restaurants and markets line the neighborhood’s western border on Black Horse Pike. Sabor Puebla Taqueria & Café is a casual Mexican restaurant known for its authentic dishes. Residents can pick up fresh seafood at Crab Stop or head to the butcher’s counter at Haddon Meat Market. Further north on Haddon Avenue, Corrine’s Place is a go-to for heaping plates of soul food, winning a James Beard Foundation America’s Classics Award in 2022. Across the street, Donkey’s Place has a reputation for serving some of the best cheesesteaks in the Philadelphia region – even earning high praise from celebrity chef Anthony Bourdain. For groceries, Aldi is less than a mile southeast of Whitman Park.

Green spaces include a new youth sports complex
Not to be confused with the neighborhood itself, Whitman Park is a 10-acre green space in the heart of the community. The park was renovated in 2022 and has a state-of-the-art sports complex with basketball courts, ballfields, a synthetic turf football field and a concession stand. The complex is home to local youth sports teams such as the Whitman Park Little League and the Whitman Park Tigers youth football program. Further north is Whitman Square Park, which has a playground and swing set for kids to explore. Residents are about 2 miles west of Cooper River Park, home of the Camden County Driving Range.
Whitman Park has a beautiful football field for games to be played.

Camden Promise Neighborhood is a local non-profit organization that hosts events around Camden County. Past events in Whitman Park include the Whitman Square Summer Fun Series, which brought the community together for movie nights and crafts in the park.
Proximity to a full-service hospital
Whitman Park is home to Virtua Our Lady of Lourdes Hospital, which is in the eastern half of the neighborhood and boasts the only transplant and organ health program in South Jersey.

I can say I can get everything I need in camden, but mostly the prices are too expensive, the quality is sub par to other major franchises and businesses, and the businesses we have are few compared to how many we could or should have.
