A spacious semi-rural community in Chicago's western suburbs
Campton Hills, established in 2007 in the far western suburbs of Chicago, sticks to its vision of providing a semi-rural atmosphere. Campton Hills is also served by highly ranked school districts, and surrounded by cornfields and nature preserves in Campton Township. “People have said they moved here for the safety and the schools, but it’s also the acres and acres of open space – the natural beauty that has people paying $700,000 into the millions," says Campton Hills Village Administrator Mark Rooney. “It’s where they want to retreat when they come home from work.” This community of nearly 11,000 is predominantly residential, with homeowners associations that are popping up but not overcrowding the village. “We deeply value having low-density development,” Rooney says. “It’s all about smart growth, not just growth, because we don’t want the quality of life diminished by traditional track housing.”

Houses with large lots, views of nature and no property taxes
The median home price in Campton Hills is $662,500, about 67% higher than the national median. The most expensive homes reach into the $3 millions. Homes here sell on average after 24 days on the market compared to the national average of 45 days. Part of the popularity is due to the village’s tax exemptions. “We have a very limited government structure because we don’t have property tax, so we get a lot of refugees from places with high taxes,” Roone says. On top of that, people are attracted to the amount of space they get, as most houses are on large lots with backdrops of trees, farmland or lakes.

Campton Hills is dedicated to preserving open space
Several HOAs have their own parks and lakes for the community to enjoy. Anthem Park is maintained by the Fox Mill development and often lent to the village to host events. Campton Township, on the other hand, operates two parks – Anderson Park and Poynor Park, both featuring ball fields and playgrounds. Locals are dedicated to preserving the nature of Campton Township, voting in 2001 to create an Open Space Plan. This has led to the preservation of more than 700 acres of land to be used as public space. This includes several nature preserves and historic farm trails.National Night Out is one of the village’s biggest events, and is a nation-wide initiative to bring communities and law enforcement together. Commuters drive about 1.5 hours to downtown Chicago
Campton Hills is one of the farthest suburbs from Chicago, about 60 miles away. “If you drive this way, it’s usually because you live here or you’re visiting someone who lives here, because when you get to the edge of our community, you’re getting into the corn fields of Illinois,” Rooney says. Still, it’s common for locals to commute about 1.5 hours to The Windy City, which is home to 30 Fortune 500 companies and thousands of other businesses as well asChicago O’Hare International Airport.
