Located in the western San Fernando Valley, Canoga Park is one of Los Angeles' early suburban communities. Many of the homes you see today were built during the post-war housing boom of the mid-20th century. Homebuyers are often drawn to the mix of established neighborhoods, parks and a wide range of shopping and dining options. Freeways and public transit connections help keep the rest of LA within reach.
The community’s median sale price is around $900,000, below the citywide median. Single-family homes make up much of the housing stock, and most sell between the mid-$500,000s and around $1.5 million. Condo prices often range from the low $200,000s to the low $500,000s, while townhouses tend to sell from the low $400,000s to the low $700,000s.
“The area was born after World War II when it was still a defense industry hub,” says Allan Mann, owner of Time Realty Property Management, who grew up in nearby Simi Valley. “Veterans returned home, and construction immediately began on workforce housing.” Most of the original homes were relatively compact, though some have been remodeled or rebuilt over the years. Lot sizes also tend to be fairly modest. "Yards were meant to be small and easy to maintain," Mann says. "People are known to stand outside and talk to their neighbors over their fences."
There are several ways to stay active here. Many locals spend their free time at the Lanark Recreation Center, which has multiple athletic fields, a skate park and a seasonal swimming pool. Parthenia Park is a smaller green space with a children’s play area and picnic tables. The Los Angeles River Trail provides a paved route for biking and jogging, while the Canoga Park 50-plus Adult Center hosts regular social gatherings. Residents can also enjoy local theater productions at venues such as the Golden Performing Arts Center.
Families are served by the Los Angeles Unified School District. Some students go to Canoga Park High, which has a magnet program in media arts, as well as one for engineering and environmental sciences. Other nearby options include Chaminade College Preparatory-High School Campus, a private Catholic school with an A-plus rating from Niche.
The Metro G Line, a bus rapid transit route, has a station in Canoga Park. Riders can take the G Line to North Hollywood, then hop on the B Line for service to Downtown LA. Even so, many residents still depend on cars for getting around. Topanga Canyon Boulevard is a major thoroughfare, connecting the neighborhood to nearby freeways, including the Ventura Freeway. North Hollywood is about 20 miles away, and the drive typically takes 30 minutes to an hour, depending on traffic. Downtown LA is roughly 25 miles southeast, with commute times that generally range from 40 minutes to an hour and a half.
The community has a mix of independent businesses and larger chains. Popular dining spots include Tacos Reyes, a longtime favorite for Mexican food, and Follow Your Heart Market & Cafe, a vegetarian and vegan restaurant serving sandwiches, salads and comfort food. Along Sherman Way, there’s a historic shopping district with cafes, vintage boutiques and antique stores. For a more modern retail experience, people head to Westfield Topanga, one of the San Fernando Valley's largest shopping centers. It has dozens of stores and Topanga Social, a food hall with over 25 vendors.
