Valley suburb of LA County

The four square miles of Canoga Park are packed with vibrant shopping and dining, and homes affordable for the area. Shoppers local to the area and from surrounding neighborhoods enjoy the variety of stores at the Westfield Topanga Mall. With a growing restaurant scene, Canoga Park is developing a reputation as the place to go for lunch dates or dinners out. The San Fernando Valley suburb is ideal for buyers looking to save money without compromising access to things to do or LA proper.

Affordable alternative to Los Angeles

The palm tree-lined streets of Canoga Park combine residential and retail areas. Space in Canoga Park is at a premium. As a result, there is no set retail district. However, most businesses are concentrated in the southern half of town.

Developers built out most of Canoga Park in the 1970s and 80s. Canoga Park has some new developments and a handful of empty lots, but it mainly comprises established housing. Spanish influence gives ranch-styles and bungalows a uniform SoCal look. While some pricier homes, meeting or exceeding a million-dollar price tag, have larger yards and pools, most yards are more compact. Sidewalks make it easy to visit neighbors or stroll under the shade of mature trees.

Canoga Park is a more affordable alternative to other LA County neighborhoods. While homes in the bordering communities of Chatsworth, Calabasas and Woodland Hills sell for a median of over a million dollars, the median price of a Canoga Park home is $865,000.

Local LA County public schools and private options

Canoga Park is part of the Los Angeles Unified School District, rated B-plus on Niche. Most kids will be zoned for Canoga Park High School, rated B, but others might attend Chatsworth Charter High School, rated B-plus.

Families interested in private options can opt into one of the nearby, highly-rated schools. AGBU Manoogian-Demirdjian School is an Armenian-American private school. The school earned an A-plus rating through its focus on the arts, language and culture. The Sierra Canyon School, ranked the 29th best private high school in California by Niche, teaches kindergarten through high school.

Canoga Park’s greenspaces

Despite the name, Canoga Park is primarily urban. However, there are public greenspaces available for recreation. Lanark Recreation Center offers sports courts, play equipment, a stage, a seasonal pool and much more. Residents enjoy classes offered through the park, like martial arts and dance, or sports leagues, like tennis and baseball. As part of LA County’s Parks and Recreation Department, the park provides seasonal activities and events in addition to regular classes. Smaller Pathernia Park offers children’s play equipment and picnic tables. Canoga Park Senior Center, also part of LA County’s Parks and Recreation Department, provides senior community members access to activities and programs.

Culture and fun in Canoga Park

The city may be small, but it has much to offer. Upwards of 30,000 attendees flood Canoga Park’s Main Street for the annual Annual Día de los Muertos festival. For over 20 years, residents have come together to enjoy food, music and culture each November. Residents also enjoy the annual Memorial Day parade and St. Patrick’s Day celebrations. Weekly farmers markets and summertime art walks liven up the community, providing locals with a way to support small businesses and interact with the community. The annual Small Business Saturday also promotes local commerce through. The city offers other events throughout the year, for major holidays and to make the most out of Southern California summers.

New dining hall, popular mall and grocery chains

Canoga Park’s commercial scene is growing. With a new food court, dine-in theater and thriving mall, there are plenty of places to shop, eat or spend time with friends. Diverse, local restaurants are scattered throughout town. More than two dozen bars and restaurants make Topanga Social one of LA’s newest, most popular culinary destinations. It’s located within the Westfield Topanga Mall in the southernmost corner of town. Shoppers browse high-end luxury stores like Cartier and more mid-range retailers like Target at Westfield Topanga Mall. Ralph’s, Vallarta Market and Aldi sell essentials.

Topanga Canyon Boulevard, bus route and LAX

California State Route 27 goes by Topanga Canyon Boulevard in Canoga Park. The highway, which bisects the length of the city, makes it easy for computers to travel quickly around and outside of town. Downtown Los Angeles, 36 miles southeast, can be reached in just under an hour depending on traffic via Topanga Canyon Boulevard and the connecting Highway. Seventeen miles to the west, downtown Thousand Oaks can be reached within 40 minutes in heavier traffic.
