Small-town feel in developing downtown Canton

Downtown Canton is the historic heart of this small cotton mill town founded in 1832. Though no longer one of the South’s largest cotton producers, Canton's old downtown mill has found a new life as an artsy, mixed-use event space. New townhouses have also sprung up due to the area's walkability to parks, restaurants and the Etowah River. Residents also have easy access to the interstate for quick commutes into Atlanta and Alpharetta. “I can’t say enough good things about this place. We have great weather, plenty of recreation and easy access to shopping and the city," says longtime local Jeanine Blumer, a Realtor with Berkshire Hathaway HomeServices Georgia Properties, with over two decades of real estate experience. "Community means a lot since so many people here are from outside Georgia. People help and support each other."

Water recreation along the Etowah River

The Etowah River winds through downtown’s west side, drawing kayakers, swimmers and anglers. Cannon Park is a one-acre green space in the heart of historic downtown Canton, and Brown Park offers a playground. A short distance away, Heritage Park spans 48 acres and is home to the G. Cecil Pruett Community Center Family YMCA, which has an indoor pool. The park’s trail system leads straight to the Etowah River and Etowah River Park. The city’s Downtown Master Plan, released in September 2024, outlines proposals for more parks and an expanded trail system to improve river access.

The Canton Farmers Market and The Mill on Etowah

The Mill on Etowah, built in 1901, is a turn-of-the-century landmark. It now hosts artists, breweries and community events like trivia nights and the Canton Farmers Market on Saturday mornings. “Downtown Canton has fun summer events, like the Summer Concert Series. Everyone brings lawn chairs, and there are many vendors, food and drinks,” Blumer says. Other Canton events include the Canton River Rock at Etowah River Park. This two-day festival in July features local headliners playing country and rock music. The Canton Theatre opened in 1911 and hosts live comedy shows, movie series, concerts and open mics throughout the week.

Walkable downtown and access to Alpharetta's Avalon retail center

Main Street features locally owned businesses, historic buildings and street festivals that keep the area busy. Reformation Brewery is the hub for outdoor drinks. Local On North is a family-owned spot that hosts live music on weekends. Just a short walk away, Queenie’s Restaurant serves Southern classics and home-style sides. Riverstone Plaza is 2 miles away, with a Publix for groceries. “The city is close to Milton, Alpharetta and Woodstock,” Blumer says. “Alpharetta has Avalon, a popular retail area with great restaurants and a walkable layout.”

Zoned for A-rated Cherokee County Schools

Cherokee County Schools is one of the top-rated districts in the Atlanta metro area, earning an A on Niche. “Canton attracts many families, partly because it’s a place where one parent can often stay home with the kids,” Blumer says. “This type of community leads to more involvement in the schools.” With over 41,000 students, CCSD offers a range of programs, including career, technical and agricultural courses, and career pathways for high school students. Hasty Elementary School Fine Arts Academy has a B rating, and Teasley Middle School has a B-minus. Cherokee High School earned a B-plus grade and, through a partnership with Chattahoochee Technical College, offers Healthcare Science programs that prepare students for careers in patient care and therapeutic services.

Downtown Canton offers new construction

Homes in downtown Canton are hard to come by. The neighborhood’s quiet streets, lined with traditional and Craftsman-style homes, fan out from the heart of downtown, giving it a small-town feel. New townhouses have recently become popular here, attracting people who want to be near the city’s shops and parks. Prices for these homes range from $599,000 to $769,000, with most featuring over 2,500 square feet of space. The city is also working on new developments, including the $24 million Tanner Place, on Shipp Street, which will bring 70 new affordable housing units. The neighborhood's CAP Index Crime Score is 5 out of 10, just above the national average score of 4.

40 miles from downtown Atlanta and I-75 access

Canton is about 40 miles from downtown Atlanta, with quick access to I-75 via Interstate 575. The drive to Atlanta typically takes around 40 minutes, and I-575 also connects to Marietta and Alpharetta in under 25 miles. “While there’s some traffic, the Peach Pass on I-575 makes it easy to get into the city. And if traffic is bad, you can always take Georgia 400. It’s the best of both worlds,” Blumer says. Though car-dependent, Cherokee Area Transit Service offers bus routes throughout downtown. Canton is also about 4 miles from Northside Hospital Cherokee and 50 miles from Hartsfield-Jackson Atlanta International Airport.
