A canopy-covered suburban enclave
In the shade of oaks and red maples, Fairmount is a quiet suburb about 3 miles from downtown Canton. With a pair of sports-centric parks and a third spot aimed at more passive pursuits, outdoors opportunities are high on the list of factors attracting buyers, says Dominic Fonte, a Realtor with Cutler Real Estate. But price and connections to shopping and commuting also play a role, he said, adding, "But I would say that the affordability is the biggest draw.” The median home price in the city of Canton is $160,000, compared to Fairmount’s $100,000.

Ranch-style homes and shady neighborhood strolls
Fairmount's streets don't always included sidewalks, but trees are more universal. Ranch-style homes dominate Fairmount's landscape, with a few bungalows and new traditional-style houses sprinkled in. "West of the Walmart Supercenter on Highway 62 and Mahoning Road, you'll find mostly ranches with no basements," says Karen Pinion, a local Realtor with Hackenberg Realty Group. Though many residences have garages and driveways, street parking is also common. Fenced yards are a popular feature in the neighborhood, but not all homes have enclosed lawns. Homes needing renovation sell for $20,000 to $50,000, while turn-key homes go for $60,000 to $150,000 on average.
Multiple rail lines border Fairmount to the south, causing a possible noise risk for homes south of Ohio State Route 153. Several city facilities, including the Sanitation Department, a water facility and a pair of heavy-industry facilities are located around the perimeter of the neighborhood, though the center is largely residential or recreational.
Two-story homes with large covered porches can be found throughout the Fairmount neighborhood.

Neighborhood eats and downtown treats
Residents have multiple shopping options for groceries and other essentials, like the discount supermarket chain Save A Lot and the Walmart Supercenter. Only a few miles away, Downtown Canton boasts a well-established food scene, yet multiple dining options line U.S. Route 62 and Ohio State Route 153 right within Fairmount. Sunrise Café is a cozy diner decorated with lamp-lit booths and exposed brick interiors. It’s known for its all-day breakfast and classic American eats. “It’s got kind of a western-y feel to it,” says Fonte. Irie Island Jamaican serves authentic, homestyle Caribbean food from a building housed within a residential block.
