Rockwell Place is a census-designated place in Randall County, located between the cities of Amarillo and Canyon. With a population of a little less than 2,000, it provides homebuyers the opportunity to have a little more elbow room in terms of property space, has convenient access to Interstate 27 and is in the A-rated Canyon Independent School District. “People looking here want to live in the country,” says Chancy Via, the owner of Palo Duro Real Estate, who has sold homes in the area. “They want space between themselves and their neighbors and the opportunity to build a shop or barn on their property.”

Mobile homes on multiple-acre lots

The draw to this area is the chance at large property lots. Mobile homes are affixed to the land and can come on property lots that can be as many as 10 acres. “There are not many restrictions regarding what you can build on your property,” says William Wheeler, a Realtor with Fathom Realty, who has lived in Amarillo for 15 years. “Some people have livestock like horses, pigs and goats. It really is country living.” There is also the chance to purchase new construction Craftsman homes. Prices range from around $140,000 to $250,000. Homes have access to well water and sewage lines. Listings, on average, last 56 days, which is slower than the national average of 44 days.

Two school paths through the Canyon ISD

Rockwell Place is part of the Canyon Independent School District, which ranks an A on Niche and has about 11,000 students. The area has two school pipelines with Rockwell Road being the dividing line. North of Rockwell Road, students attend Lakeview Elementary School for kindergarten through fourth grade, Greenways Intermediate teaches fifth and sixth grades and West Plains Junior High for seventh and eighth grades. The elementary school gets a B-plus from Niche, while the intermediate and junior high schools receive an A. West Plains High School is the newest school in the city, which opened in the 2022-23 school year and gets a B grade.

South of Rockwell Road, children attend Spring Canyon Elementary School for kindergarten through fourth grade, Canyon Intermediate School for fifth and sixth grade, and Canyon Junior High School for seventh and eighth grades. The elementary school is unranked, while the intermediate school and junior high schools get an A. Canyon High School scores an A-minus and offers Advanced Placement courses.

Canyon parks less than 10 miles away

The draw to Rockwell Place is getting a property lot that can be multiple acres, so residents can take advantage of their own land to get outdoors. Located between Amarillo and Canyon, residents can drive between the cities. It is less than 10 miles from Southeast Canyon Park and Canyon Aqua Park. The green space has multiple lighted baseball and softball fields, but it is also visited for its community garden and fishing pond. Known as the CAP, Canyon Aquatic Park is a unique take on a community pool with multiple water slides and diving boards.

Multiple storefronts along Interstate 27

Along Interstate 27 are numerous RV retailers and garage shops, including Coffman Feed and Trailer. The full-service auto shop offers a selection of hay and feed for livestock owners. At the north end of Rockwell Place is a CEFCO Convenience Store, a gas station where locals can pick up quick supplies. Edes Meat Shop is nearby and offers locally sourced meat and its own beef jerky. There is a Walmart Supercenter less than 5 miles away in Canyon for more traditional shopping. Green Chilie Willys is kind of the pride of the area and is known for its namesake, green chili recipe and jalapeno chicken fried steak.

Choosing from events in Canyon and Amarillo

Living between two cities, residents can choose between either location for community events. Housed in the Old Lumber Yard Building, The Lumberyard, 5 miles south in Canyon, is a restaurant and bar that doubles as an event venue. The establishment hosts the Kickin’ It In Canyon Concert series throughout the summer and has food truck nights. In the fall, Maxwell Pumpkin Farm, 3 miles north on Bell Street, has pumpkin picking, hayrides and other Halloween-themed activities. For more than a decade, the Canyon Farmers Market has brought shoppers to Canyon's Historic Courthouse Square. Held on Saturdays from June to September, the market features locally sourced produce and artisan vendors.

Interstate 27 heads to Amarillo and Canyon

Interstate 27 makes up the western border of Rockwell Place and is how commuters can get 15 miles north to Amarillo or 5 miles south to Canyon. While CareXpress Urgent Care is only about 5 miles away, Northwest Texas Healthcare System, one of the region’s largest hospital facilities, is 13 miles away via I-27. Rick Husband International Airport, 23 miles northeast, offers Southwest, United and American Airlines flights.

Severe weather threats in the Texas Panhandle

Located in the high plains, Rockwell Place experiences all types of weather throughout the year, from freezing temperatures to days over 100 degrees. It is also susceptible to severe thunderstorms, tornadoes and flooding. While no properties in the area are at an increased risk for flooding, portions of the eastern and southern boundary have elevated risks. The Federal Emergency Management Agency encourages all Texas homeowners to purchase flood insurance due to the state’s history with natural disasters.
