Golf and rolling hills in Hatchville
Though Hatchville hosts tens of thousands of annual visitors at the Barnstable County Fair, this Falmouth village is less of a tourist destination and more of a residential community with a focus on golf. Its rolling landscape of moraines and kettle holes was once occupied by dairy farms and fields. Since then, planned communities have cropped up around the ponds and golf courses, though a few farms remain. “It’s like a country part of Falmouth, says John Barrett, Realtor with Keller Williams Realty Cape Cod & Colonial Partners and longtime Cape Cod resident. “Development hasn’t come out this far yet.” The village’s acres of public land offer many opportunities for outdoor recreation, and most of Falmouth’s beaches are less than 10 miles away.

Four golf courses and the 2,400-acre Frances A. Crane Wildlife Management Area
Many Cape Cod residents consider Hatchville a destination for golf. It has four clubs, three of which offer tee times to the public. Barrett says that the Cape Cod Country Club is the most sought-after because “it’s a great course; it’s centrally located and it has a decent price.” The neighborhood also boasts a course designed by a former resident and Professional Golfers' Association of America Hall of Famer, the Paul Harney Golf Club. Golf is not the only form of recreation, however. Falmouth’s 300 Committee Land Trust has worked to preserve land for all residents to enjoy, including the Falmouth Moraine Trail. This 9-mile path passes through groves of white pine, around bogs and huckleberry bushes and up to views of Buzzards Bay. The state owns more than 2,400 acres of land in the Frances A. Crane Wildlife Management Area, which is used throughout the year by hikers, fishermen and quail hunters. Homeowners who live along the community’s pond swim and kayak from their docks. There are several beaches within a 7-mile drive as well. In the cooler months, the Falmouth Ice Arena gives hockey players and figure skaters a space to practice.

Many real estate options in Hatchville
Hatchville housing includes everything from two-bedroom Cape Cods to luxury estates in gated communities. From $500,000 to $750,000, buyers might find two- and three-bedroom capes, ranch styles and Colonial Revivals built in the mid-to-late 1900s that might need a few updates but are in overall turnkey condition. For waterfront cottages, more up-to-date details or around an acre of land, prices range from the upper $700,000s to just under $1 million. Housing from $1 million to $1.5 million includes more waterfront options and a few late ‘90s traditional-style homes in golf course communities. There are also a few residences in the gated Ballymeade Estates with more than 7,000 square feet of living space — these run between about $3 million and $5.6 million.

The Barnstable County Fair draws thousands of visitors each July
At the eastern edge of the community is the Cape Cod Fairgrounds, where the Barnstable County Fair takes place for a week each June. Around 75,000 people come each year to watch live performances, ride the Ferris wheel and munch on fried food. Other events at the fairgrounds include a food truck festival and dog shows. During the summer, there are also regular events in Falmouth Village, about 7 miles south, including a weekly farmers market and Falmouth Commodores baseball games.

Seasonal shopping and dining at Coonamessett Farm
Most residents drive to Mashpee Commons or Teaticket for shopping, which are between 3 and 5 miles away, depending on a home’s location. Mashpee Commons has an outdoor shopping center with upscale clothing stores, and Teaticket offers more big-box chains, such as Walmart. Barrett says that Coonamessett Farm is very important to the people of Hatchville. From June to October, people can buy fresh produce from the farm, which offers community-supported agriculture subscription boxes, a farm stand and a “pick-your-own” option. People can meet the farm’s alpacas and goats during their visit. There is also a seasonal restaurant on the property, Buffalo Jump Café, which serves locally sourced meals during lunch hours. Those who live in the western portion of the neighborhood are a few miles from restaurants in North Falmouth, including the Silver Lounge Restaurant and Epic Oyster.

Falmouth schools receive high Niche ratings
Area children may attend Falmouth Public Schools, which rates A-minus on Niche and was honored as a green ribbon district in 2024. Throughout the district, students learn about Cape Cod’s native species as well as its environmental challenges. In kindergarten through fourth grade, children can study at Falmouth Elementary School, which receives an A-minus rating on Niche. Fifth and sixth graders attend Morse Pond School, also rated an A-minus. The Lawrence School, which holds a B rating, serves seventh and eighth graders. Falmouth High School earns an A-minus and offers exchange programs for language learners. There are also private school options nearby, including Falmouth Academy, which Niche rates an A-plus.

Commuting from Hatchville
Driving is the main mode of transportation for more village residents. State Route 151 and Sandwich Road pass through the community, linking commuters to state Route 28 and nearby Joint Base Cape Cod. From Hatchville, Boston and Providence are less than 70 miles away. Cape Cod Regional Transit Authority buses make a stop in the village, and residents can also sign up for SmartDart on-demand rides through CCRTA’s website. Hyannis, about 20 miles east, offers a small commercial airport with flights to Boston and New York, as well as a weekend train service into Boston during summer months.
Considerations for homebuyers
As with the rest of the cape, in Hatchville, homeowners face some potential concerns. Though the village rests away from the shoreline, the many area ponds may be at risk of flooding, and some lenders may require flood insurance. There is a wastewater facility in Hatchville, but homes have not yet been connected to sewer — residents currently maintain private septic systems. Directly north of the neighborhood is Joint Base Cape Cod, a military training facility shared by five commands, including the U.S. Coast Guard. In the late 1990s, it was discovered that the use of firefighting chemicals and other substances had leached into the cape’s aquifer. The National Guard and the Air Force now manage cleanup and monitoring efforts, filtering more than 7 gallons of water per day and testing nearby wells to ensure that the water meets safety guidelines.
