Burnt Store stretches from Pine Island Road to the Lee County line and is a mix of winding canals, new construction and swaths of undeveloped fields. Housing is concentrated in the southern end and features various Florida ranch-style homes with modern finishes. Spanish-Revival style houses with stucco exteriors and tiled roofs can also be found scattered throughout. Grassy lawns with young palm trees sprouting up are a common sight, while backyards often contain screened-in swimming pools. Properties along the canal have private boat docks in the back, which provide direct access to the nearby Gulf of Mexico. Price points vary greatly depending on location and gulf access, but all listings have steadily risen over previous years. “The land keeps increasing in value because of the location,” Miskic says. “The area is blowing up; there’s just a lot of money going in.” Single-family builds on dry lots tend to price between $300,000 and $550,000, while waterfront homes price anywhere from $700,000 to $1.3 million, depending on proximity to the Gulf. Empty dry lots range from .15 acres to nearly half an acre and sell between $20,000 and $100,000. Larger waterfront lots can reach up to $600,000. The city of Cape Coral is playing catch up to the area’s development, and many properties do not have city utilities, meaning they rely on well water and septic tanks. Burnt Store’s recreation-based lifestyle begins at Jim Jeffers Park, which sits in the neighborhood’s southern end and features soccer fields, softball diamonds and basketball courts. The park’s mega playground is one of the largest in the state and was designed as both an inclusive and completely accessible structure for all children. Sirenia Vista provides a convenient kayak or canoe launch to explore the deep blue waters of the nearby Gulf of Mexico. The Great Calusa Blueway is a 200-mile aquatic trail that runs by the park and meanders through the coastal waters of Lee County and the 14,000-acre Matlacha Pass Aquatic Preserve. Wildlife sightings are common, and many kayakers find themselves paddling next to manatees or dolphins. Golfers can tee off at Coral Oaks Golf Course, built within a century-old oak hammock. Burnt Store Road received a makeover in 2023 and welcomes visitors from northern cities like Punta Gorda, 18 miles away. “They just expanded Burnt Store Road to facilitate the growth of Cape Coral,” Miskic says. “The road looks awesome, and it’s a lot easier to get in and out now.” Pine Island Road runs parallel and connects to downtown Fort Myers, 17 miles away. Southwest Florida International Airport is 34 miles away and offers various domestic and international flights. Miceli’s is a popular neighborhood staple serving fresh seafood and classic American fare with daily live music. Residents aren’t the only ones drawn in, as manatees and dolphins can be seen swimming in the canal from time to time. Down the street, Burnt Store Tavern is most crowded on game days, while El Toro Mexican Bar & Grill features a menu of birria tacos and margaritas. Grocery stores ranging from Walmart to Publix are located along Pine Island Road. Southwest Florida is prone to hurricanes, and the neighborhood is in a designated FEMA flood zone. Hurricane Ian was a Category 5 storm that hit Cape Coral—Fort Myers in 2022, resulting in the costliest storm in Florida’s history.
