Mariner, sometimes referred to as “Northwest Cape,” is a rapidly growing residential enclave with new construction and young palm trees seemingly sprouting up everyday. “When the pandemic happened, everyone wanted out of Miami and big cities across the nation and Cape Coral was the target,” says Cynthia ‘Cindy’ Brown, broker-owner of Gulf Coast Living Real Estate, with more than 20 years of experience in the area. “(Mariner) is on the rise; It’s really the next part of Cape Coral being developed.” Single-family ranch-style homes sit on quiet residential streets, with empty lots often mixed in between. Homeowners enjoy proximity to nearby attractions such as waterparks and golf courses, and the neighborhood’s younger residents can walk to highly rated Lee County Schools. And with canals winding throughout the area, many find themselves spending a day on the blue waters of the Gulf of Mexico nearby.

Mariner features some of Cape Coral’s newest housing, with development beginning in the mid-2000s and continuing through the present day. The neighborhood is primarily single-family builds and Florida ranch homes with light pastel exteriors. “It’s not filled with condos like the rest of Florida,” Brown says. “It’s still a single-family home district, which is a nice little getaway because you still have some privacy.” Screened-in swimming pools are common. There is a large amount of gulf-access property as man-made canals wind throughout the area. Waterfront houses with private docks price between $500,000 and $700,000 while single-family homes on dry lots range from $300,000 to $500,000. The city of Cape Coral is still catching up to the neighborhood’s development, and many properties do not have city utilities, meaning they rely on septic tanks and wells. An expansion project of city plumbing is in the works, and homeowners may be required to pay up to $30,000, which can be paid upfront or added to real estate taxes. The neighborhood is filled with empty plots of land for those looking to build their coastal dream home and .25 acres tends to sell between $40,000 and $75,000.

Tee-off at Coral Oaks or take off at Seahawk Park
The crack of the bat is common at the Northwest Softball Complex, which sits in the middle of the neighborhood. The 15-acre complex features five adult softball diamonds and hosts many state and national tournaments. Golfers flock to the Coral Oaks Golf Course for 18 holes of championship golf built within a century-old oak hammock. Residents can fly the skies at Seahawk Park, as the city-maintained green space features a landing strip for remote-controlled airplanes and helicopters. Lee County District serves the neighborhood and offers open enrollment. “What’s cool about Cape Coral is that they will create a bus route for your kids with whichever school you pick,” Brown says. Younger students can begin their education at Trafalgar Elementary, which receives a B-plus rating on Niche and then proceed to Mariner Middle School, which receives a B rating. Mariner High School receives a B-minus rating and offers academies in fields ranging from engineering and medicine to visual arts. Cape Coral Christian School is a private education option in the area.
