Situated between the mainland and Fort Myers Beach, this small island offers a tropical way of life for homeowners. “You can have a boat in your backyard, especially with the beach just a walk away,” says Curtis Pickett, a Broker / Agent with Century 21 TriPower Realty. Living so close to the Gulf of Mexico, however, means that hurricanes are a definite weather concern, and all residents are advised to invest in flood and hurricane insurance. The community remains connected to the mainland by a causeway, and a tall bridge over Matanzas Harbor links it to Fort Meyers Beach. The island’s population mainly consists of retirees and longtime locals, and most community gatherings are geared toward them. Though there are a few restaurants on the island, many residents make the 14-mile trip into Fort Meyers when they need to stock up on groceries.

Beach access and hurricane insurance
“Most homeowners live here full-time or come down for the winter. A lot of people buy for how relatively affordable it is this close to the beach,” Pickett says. Throughout the island, tall Florida palms line the sandy, two-lane roadways. While debris from several recent hurricanes is cleared, the market is making a slow recovery as well. The area is considered affordable compared to those along Fort Myers Beach, but more expensive than the mainland because of its ample water access. To the east of San Carlos Boulevard, manufactured homes are packed tightly together along the seawalls. These generally list between $230,000 and $480,000. Just west of the boulevard, paved driveways lead to single-family beach builds from the 1960s through '80s. While there are rare finds in a two-bedroom at $800,000, most single-family residences are priced between $2 million and $3 million. They feature anywhere from two to six bedrooms, and those at the top end of the price range often have private pools. Homeowners will need to consider the additional cost of hurricane and flood insurance with any investment.

Boating ventures along the gulf
Much of San Carlos Island is considered a natural space. Most homes have their own beaches or docks, but there are also several nearby marinas. Most recreation comes in the form of boating or fishing along the gulf. A pedestrian lane on the 65-foot Matanzas Pass Bridge allows for walks or jogs over to Fort Meyers Beach. The Bayside Veterans Park, just below the bridge, is a small park where concerts are held. The shores of Fort Meyers Beach are about 1 mile south of San Carlos Island, and beachgoers can access the sandy shores from Crescent Beach Family Park or Lynn Hall Memorial Park.

A waterfront bar at Dixie Fish Company
There are a handful of restaurants on the island, starting with Dixie Fish Company. Though it originally opened as a fish market in 1937, it now serves as a restaurant and bar. Bonita Bill's and Doc Ford's Rum Bar & Grille are other waterfront dining spots. On Saturdays, some locals head to Hurricane Tinas 5 Star Dive Bar to watch sports with their friends. San Carlos Boulevard provides access to the mainland and with it, several grocery stores, including Aldi, Publix and Walmart Supercenter. In Fort Meyers, about 14 miles north, there are upscale seafood restaurants, cocktail bars and art galleries.

Mainland access over San Carlos Boulevard
As there is not much public parking on the island, many residents bike from place to place or get around by boat, when possible. San Carlos Boulevard is the main artery on and off the island. A 1-mile trip south on the boulevard brings drivers across the tall Matanzas Pass Bridge into Fort Myers Beach, and a short drive north provides access to the mainland. Car traffic on the Matanzas bridge can be quite heavy, especially during the peak tourist season, so some beachgoers leave their cars at home and cross on foot. Downtown Fort Myers is 14 miles from the community, but the trip can take upwards of 40 minutes. For farther travel, the Southwest Florida International Airport is around 20 miles away. The closest emergency room is at HealthPark Medical Center, about 4 miles north of the island.

Kids can attend Lee County Schools
Children who live on San Carlos Island can attend Lee County Public Schools, starting their academic journey at Fort Meyers Beach Elementary School, ranked A-minus on Niche. After elementary school, students can choose to attend the B-plus-rated Cypress Lake Middle School, or the B-rated Lexington Middle School, which is an International Baccalaureate World School. The district also offers school choice for high schoolers living on San Carlos Island. Some students may attend Cypress Lake High School, which receives a B-plus Niche rating, and others attend Fort Meyers High School, which gets an A.
